This comes from a recent "investment" home, as the client put it. He wanted to have a home inspection to put together a list of issues to look at when fixing the place. No matter how bad a property may look, it's never a bad idea to have a home inspection done.

This is the first time I've come across this particular issues. The dryer's vent at this house terminates into the chimney. This non standard practice that can lead to lint gathering/blocking up the chimney or other appliances, and can potentially allow harmful flue gases to
enter the home. Sometimes you'll see these vent into a garage, crawlspace, or attic; however, venting into a chimney is definitely rare.

Although the septic system is beyond the scope of a home inspection, no scum layer was observed in this tank at a property I inspected. This could indicate an unhealthy system. A tank should have three separate layers: a scum layer on top, clear water in the middle, and a sludge layer at the bottom. If the three layers are not present, the system is not operating like it should. Often, it is because there is some type of upset with the biology of the tank. Regardless of what a home inspector notes about a septic system, we always recommend consulting a qualified septic contractor to evaluate and perform a full and invasive inspection of the septic system.

It's not often I see a total failure and collapse of a beam during an inspection. However, this was the case at the recent property I looked at. To make it even worse, it had prominent wood destroying insect damage. This was just one of many structural concerns that inspecting the crawlspace revealed. Don't weave those inspections, or you could find yourself left with a heavy bill.

This radon system was definitely not installed by a professional. The radon mitigation system's fan is located in conditioned space, which is a potential health hazard. The reason is that the mitigation system is drawing in a lot more radon than would normally be found in the house since it is sucking directly on the source. If the system is going to leak, it will be on the pressure side of the fan, which is why fans can not be located in or under conditioned spaces. Additionally, there is no manometer. This liquid-filled gauge is a necessary component of the mitigation system and is used to verify suction in the discharge pipe. Both of these issues indicate an unprofessional installation.

The roof drainage system was severely damaged, loose, disconnected, in poor condition in a number of locations, and in overall disrepair. When the roof drainage system is left in this poor of condition, it can result in improper drainage and subsequent excessive moisture in the soil at the foundation, which can lead to foundation/structural movement.

On a recent inspection of mine, I found that the electrical cabinet was located inside a closet. While this location may have been allowed in the past, electrical service equipment is no longer allowed in areas of easily ignitable material. This makes only the third panel I have seen located in a closet in three years. It's a rare issue, but most certainly not a cheap one to correct. This house has recently been renovated, and it appears they turned this room into a closet.

These service entrance wires are in the worst condition that I have seen thus far. Not only are they very low to the ground, but they have also partially separated from the building. Worse yet, one of the service wires has come completely disconnected from the house entrance. The service wires are a fundamental safety feature of the electrical installation, and does not work unless the connections are intact.

Infrared imaging indicateed water pe*******on in the wall and ceiling where the chimeny is located. Testing with a moisture meter showed high moisture content as well. Hidden damage and other defects are always possible with water-related issues. It is a good thing that all US Inspect inspections utilize an infrared camera as part of the inspection.

Here is an unusual way to install deck joist hangers. The deck's joist were installed upside down, which affects the hardware's load-bearing capacity. To me, it appears as if the one who constructed the deck bought hangers that were too large. If they were installed right side up, then the decking wouldn't have been able to be installed.
