Indiana summers can be hard on homes. Heat, humidity, and seasonal storms often expose issues that stay hidden during cooler months.

Moisture below the home, trapped attic heat, or drainage concerns may seem minor now but can grow over time.

Summer is one of the best times to catch these problems early.

During Martin's inspection, we found that the T&P (temperature and pressure relief) valve on the water heater did not have the proper discharge pipe installed.
This safety valve is designed to release excess pressure or heat if needed. The discharge pipe should be properly sized, correctly installed, and extend close to the floor or an approved drain to help direct hot water safely away from occupants.

When this setup is missing or installed incorrectly, it may reduce the protection the system is designed to provide.

We recommend a qualified plumber evaluate the installation and make any necessary corrections.

Water heaters do more than provide hot water—they also rely on important safety components that should be installed the right way.

Schedule your inspection now.

Summer can be one of the best times to learn more about your home’s condition.

Heat, humidity, and changing weather patterns often make hidden issues easier to notice. What seems minor now may be worth a closer look before it turns into a larger repair later.

A professional inspection can help bring clarity and confidence.

June is one of the busiest months for home buying, and fast-moving markets can create pressure to make quick decisions. But rushing through the inspection process can lead to costly surprises after closing.

An inspection helps uncover concerns that may not be obvious during a showing—roof wear, HVAC performance, plumbing issues, moisture concerns, electrical defects, and more.

Smart buyers know that slowing down for the right due diligence can protect both your budget and your peace of mind.

Before you commit, make sure you know what you're really buying.

Not every issue is about what’s installed. Sometimes it’s about what’s missing.

Plumbing vents play an important role in helping drainage systems function properly and safely. Missing or improperly terminated vents can lead to drainage problems, sewer gas concerns, and moisture-related issues over time.

Even small details like this are worth a closer look during an inspection.

Another real-world finding from the field.

Just one of those days when the attic is like a sauna! Hang in there David!

During Steven's inspection, we found several concerns inside the electrical panel, including overfusing of a breaker for the A/C unit, missing cover screws, and improperly identified conductors.

These types of issues can affect how safely and reliably the electrical system operates. Panels should be properly secured, clearly labeled, and correctly matched with the appropriate breakers to help ensure safe performance.

We recommend a licensed electrician further inspect and correct these items as needed.

Electrical panels may be out of sight—but they’re one of the most important systems in your home.
