Space so nice, we’re building it twice!
Northfield Drive East is gorgeous (thanks, Curran Architecture), but it is also fully leased and stabilized, so Browning has moved across the street for Phase II: Northfield Drive West.
Northfield Drive West Building 1 is officially under construction in Town of Brownsburg, adding a new 238,200 SF commercial building to a location that offers strong regional access, potential rail service, and flexible space options in one of the west side’s most established commercial corridors. Happy and Donut Day from Browning!
For anyone who knows Browning, Grant has made Friday donuts a tradition around here, thanks to his regular Taylor's Bakery runs. He even has a custom Browning donut polo, so yes, the commitment is real...
Ironically, on National Donut Day, Grant was enjoying a well-earned day off, so we called in backup.
The Hometown Mini Donuts truck saved the day, giving the team a chance to step outside, enjoy a treat, and connect with one another over fresh mini donuts. It was a fun way to bring the team together, celebrate a very important office holiday, and honor a tradition that has become part of Browning’s culture.
Thank you to Hometown Mini Donuts for helping us celebrate and Grant, your donut legacy remains firmly intact.

Browning is excited to welcome Broderick Frey “Brody” to the team as an Associate Estimator.
Brody joins Browning’s pre-construction team after studying Mathematical Finance and Physics at Wabash College, bringing a strong analytical foundation to estimating, budgeting, bid solicitation, and project cost analysis.
He began building his construction experience through a Project Manager/Estimator internship with Gradex, and, in his new role, will support Browning’s team through take-offs, subcontractor coordination, bid package preparation, scope reviews, and design-phase budgeting for industrial, multifamily, and commercial real estate projects across the Midwest.
A Carmel, Indiana, native, Brody is launching his career with Browning, ready to learn, contribute, and grow alongside our team as he learns what it means to . Please join us in welcoming Brody.

Last week at the NAIOP Indiana's Annual Awards, our team was honored to be named a finalist for Multifamily/Mixed-Use Transaction of the Year for Vanguard at 16 Tech.
While we did not take home the award, Vanguard continues to represent something meaningful to our team and partners. As the first residential component within the 16 Tech Innovation District, it plays a key role in bringing a true live-work-play environment to life. It reflects strong alignment, disciplined ex*****on, and a shared commitment to delivering lasting value for the Indianapolis community.
Behind the scenes, this was an exceptionally complex deal, requiring coordination across layered financing structures, a ground lease, and public-private components including TIF, but it is a strong example of what can be accomplished through partnership and persistence.
We are incredibly proud of what this team accomplished and appreciate being recognized alongside projects that continue to shape our market.
It was also a great evening spent with our Vanguard partners at Barrett & Stokely. Partnerships like this are a big part of what makes this work so rewarding.
Congratulations to all of this year’s winners and finalists. It is an exciting time to be part of the continued growth and momentum across our region.

This Saturday, Browning is proud to support the Greater Indy Habitat for Humanity Women’s Build, and we need your help to make an impact. As Browning’s annual charitable partner, Habitat for Humanity represents the kind of long-term, community-focused investment we believe in. Last Friday, students from the Purdue University Daniels School of Business and the Dean V. White Real Estate Finance Program were in Indianapolis for a full day of industry exposure, connecting with firms, exploring active developments, and learning firsthand how projects come together.
We had the opportunity to host the group at 16 Tech Innovation District, where we showcased our developments, including Vanguard, the first residential component of the innovation district, delivered in partnership with Barrett & Stokely.
