What building types are best for rooftop solar? Industrial buildings, residential homes, and commercial and multifamily buildings are all great candidates for rooftop solar panels! Rooftop solar installations provide benefits to building owners and play a critical role in decarbonizing the electrical grid.
The Inflation Reduction Act (IRA) provides tax credits for solar installations, to help meet U.S. emissions goals by 2030. Industrial buildings with flat rooftops are ideal for rooftop solar panels, which help building owners and tenants contribute to decarbonization goals. Additionally, these projects require a minimum roof area of 100,000 sq. ft. and must be close to populated areas to provide excess energy to the public utility power grid.
With the increase in public policies and regulations surrounding rooftop solar, come increased tax incentives available for commercial real estate. Learn more about the role of solar installations in modernizing buildings and improving energy efficiency through this article by CBRE:

$38M in rebates is being granted to low-income areas of California for EV charging stations. The rebate can cover up to 50% of project costs which could save you up to $100,000.
California is now providing EV Charging Station rebates for about 28 counties. This rebate program is a section of the California Electric Vehicle Infrastructure Project, which stands as the largest EV charging incentive program in the country.
This opens up more opportunities for electric vehicles to be purchased in these areas because the barrier of charging station availability is taken away.

Commercial buildings are increasingly being converted into apartments and condos to address housing shortages. These conversions offer unique features and historical value that many new residential buildings lack, however, they are quite complex and costly.
Building conversions often involve reinforcing foundations, seismic retrofitting, and upgrades to meet energy efficiency standards. To increase natural light and air, architects maximize exterior wall space, often by cutting out the center of existing structures. Additionally, building facades and windows often need heavy reconstruction.
While converting commercial buildings into residences can be quite complex and expensive, it offers an innovative solution to housing challenges. By leveraging incentives, the costs of these building processes can be drastically reduced. To learn more about these building conversion projects, read this article by Business Insider https://www.businessinsider.com/architects-explain-how-old-offices-become-luxury-real-estate-renovations-2023-8

This Boston skyscraper consumes about 150% less energy than similar buildings through its sustainable design techniques. The Winthrop Center is now the largest office building in the world that is certified under the “Passive House” efficiency standards.
The Passive House approach is a building strategy that focuses on reducing energy waste. By reducing energy waste, these buildings avoid high energy costs and slash their carbon emissions. We will continue to champion and watch the ways the world transforms to being more green and sustainable.

The Biden administration is set to announce a Federal definition of “zero-emission” buildings! Many states and cities create their own definitions of sustainable buildings, leading to challenges for those with nationwide real estate portfolios.
This act can help bring uniformity across industry guidelines, and bring more consistent and aligned actions to address climate change. With real estate being one of the most polluting assets, environmental impacts must be considered in decisions on infrastructure.

The Internal Revenue Service (IRS) has expanded the tax credit eligibility of energy-efficient building projects. The Section 45L tax credit, revised under the Inflation Reduction Act (IRA), now offers credits up to $5000 per unit for qualifying multifamily certifications.
The Department of Energy (DOE) hopes this initiative will help achieve its goal of drastically reduced emissions in new construction homes by 2035 and existing homes by 2050. To make this vision a reality, the DOE is working to make technologies and strategies that will reduce or eliminate carbon emissions more accessible.
As we continue to celebrate Energy Efficiency Month, it is encouraging to observe the positive changes being made to promote energy-efficient building upgrades. In order to learn more about incentives related to the Section 45L and the IRA, see this article by Multifamily dive

As we celebrate Energy Efficiency month, it is encouraging to reflect on the progress being made through building performance policies.
States are beginning to make leaps forward in energy efficiency goals with building performance standards (BPS). These policies have the ability to reduce water and energy usage in existing buildings. Some states are taking an incremental approach by requiring buildings to make improvements as they continuously raise the standards of performance.
For example, California is enacting measures to track and manage building energy usage and data. Maryland is requiring buildings that are over 35,000 feet to showcase a 20% reduction in net direct GHG emissions by 2030. Additionally, Washington is requiring certain buildings to achieve an impressive net zero emissions by 2050.
