Bridgeland in Cypress is one of the hottest communities right now—but is it actually a smart move in 2026?
In this video, I’m breaking down the real questions buyers are asking:
• Cy-Fair vs Waller ISD (yes, we’re going there)
• New construction vs resale
• Taxes, flooding, and resale value
• What no one tells you about the newer sections
If you’re considering Bridgeland, this will save you from making an expensive mistake.

Thinking about moving to Bridgeland in Cypress, TX… but not sure what’s actually going on there right now?
I just dropped a new YouTube video breaking down the real questions buyers are asking me in 2026 — and I didn’t sugarcoat anything.
We’re talking:
• Cy-Fair ISD vs Waller ISD (yes… that conversation)
• New construction vs resale
• Taxes, HOA fees
• Flooding concerns (because… Houston)
• What resale value really looks like right now
And the big one:
👉 Are the newer sections in Bridgeland a smart move… or a gamble?
If you’re considering Lakeland, Parkland, Prairieland, or Creekland — this will save you from making a very expensive “oops.”
Watch here 👇
And I’m curious — would you prioritize newer homes with incentives… or stick with more established areas for schools?

Sometimes it seems like my sellers take it personally when I suggest staging their home.
They've chosen the furniture, painted the walls, and lived their life there.
So when I suggest bringing in staging, it can feel like I'm saying something about their taste in furniture or decorating.
I'm not (I promise).
Staging isn’t about whether the decor is “good.” It’s about helping buyers see themselves in the space.
A home that feels deeply personal to a seller can feel harder for someone else to mentally move into.
When I sold my own house, I staged it too.
Not because I didn’t love it...but because I understand how buyers think because I hear them talk about it every day.
If you're asking "Does staging really help sell my house?", the answer is a resounding "yes!"

March Market Update | What’s Really Happening in Houston 📊
The Houston real estate market is shifting — and if you’re buying or selling, this is what you need to know 👇
Inventory is rising, giving buyers more options and a little breathing room.
At the same time, well-priced homes are still moving — especially in areas like Cypress and surrounding Houston suburbs.
Here’s the reality:
✔️ Buyers have more leverage than before
✔️ Sellers need stronger pricing and presentation
✔️ Strategy matters more than timing
This isn’t a crash. It’s a shift toward balance — and the people who understand it are the ones who win in this market.
Thinking about making a move this spring?

People picture real estate as walking through beautiful homes all day.
And sure, sometimes there are pretty kitchens and great views.
But most of the job is actually hours spent on emails, phone calls, driving across Houston, and living on coffee while making sure every little detail gets handled behind the scenes.
The glamorous side of real estate 💁🏻♀️
POV: You’re asking top dollar… but can’t spend $15 on a toilet seat 😬
It’s never just the big things.
Buyers notice EVERYTHING.
The loose handle.
The burnt-out lightbulb.
And yes… the questionable toilet situation.
These “small” details quietly tell buyers:
👉 This home hasn’t been cared for
👉 What else has been ignored?
And just like that… your overpriced listing sits.
In today’s market, details = dollars.
You don’t get luxury pricing with “I’ll deal with it later” energy.
Fix the small stuff.
Or watch buyers mentally discount your home the second they walk in.
