Admit it – you’re kind of afraid of today’s mortgage rates, aren’t you?

Here’s the bone-chilling truth. The difference between buying a home at today’s typical rate (around 6.2%) and waiting for 5.99% is about $50 a month on a $400,000 loan. That’s not the game-changer many buyers think it is.

And with home prices still projected to rise in many markets, waiting for a rate in the 5’s could cost you more in the long run. That’s an eerie situation you don’t want to be in.

Because once rates dip below 6%, more buyers will be back in the market, and you could be left in the dark when competition increases, inventory tightens, and negotiating power starts to fade.

So, if you’re ready, don’t be scared of today’s rates. Now might actually be the moment to make your move while others are still waiting for “perfect” conditions to appear.

Based on the latest economic data, the Fed is expected to cut the Federal Funds Rate more than once this year.

Here’s why that matters. Mortgage rates don’t follow the Fed’s actions directly, but they do respond to what financial markets expect the Fed will do. If markets believe cuts are coming, mortgage rates could move lower.

That’s great news for you, because even small drops in mortgage rates can make a big difference if you’re buying a home.

Homes are sitting longer today. And one of the reasons why? Overpricing like it’s 2021 again.

Unlike a normal market where list prices keep rising, they’ve actually been flat for over 3 years. And that’s a change worth paying attention to.

List prices have leveled off because buyers are being more selective as inventory has grown over the past few years. There are more homes on the market, and sellers need to take note.

So, if your home isn’t getting showings or offers, take it as a sign to check in with your agent. A small price adjustment could be the move that gets buyers through the door.
