Investment groups such as blackstone or VCs come in early and drive or merely reenforce a frenzy or FOMO mentality. However, they are also early out. They have greater fear of major losses as opposed to not getting very last drop before a peak. It’s the late comers that hold the bags when the music slows or stops.

The question is not whether they are bearish. They work on a different scale and a different set of assumptions than a typical individual house owner. Hence, if they falls, their whole real estate portfolio will be foreclosed. The impact will not be limited to individual housing market.

Eviction increases! GOOD OR BAD??
Evictions have increased most significantly in Sun Belt cities where housing affordability has worsened and where renters often have fewer protections.
Tenant eviction filings are well above the pre-Covid average in Gainesville, Florida (+46%); Las Vegas (+43%); Houston (+42%); Phoenix (+35%); Nashville, Tennessee (+31%); and Fort Worth, Texas (+25%), according to records tracked by the Eviction Lab at Princeton University.
Recently I just went through a hard time with tenants either they can’t pay the rent or pay late or higher maintenance demand
Since people don’t have enough income to pay rent usually income should be 3 times x rent but I would consider income =4 x rents cause all ultilies and other household expenses increasing consump most of their income
People said this is a pushing people living on streets but to protect landlords ( my clients). I should do the best as I can
