Houston Listings Rise 4.9% Yearly

In the week ending August 24th, we saw about a 4.9% year-over-year rise in new listings, with nearly 3,600 sellers bringing their homes to market compared to roughly 3,400 this time last year. While more homes are becoming available, pending listings dipped by about 18% to 1,800 under contract, and completed sales fell nearly 17% to 1,500. What stands out to me, though, is that buyer interest remains steady: showings were up 2% to around 39,000, and open house events rose 4% to over 10,000 citywide.
This pattern tells me that buyers are still exploring their options—touring homes and attending open houses—even if fewer are taking the final step toward purchase right now. That highest sale—$130M—certainly sets the bar, but we’re also seeing headline deals at $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M. What stands out to me is how deep the luxury market goes in some cities: in four standout metros, even the fifth highest sales were above $10M, which says a lot about buyer demand and pricing power at the top end.
One particular market really caught my attention: its five priciest sales landed between $24M and $40M, showing a remarkably tight range for such high-value properties. These figures reflect publicly marketed properties, so they might not capture every private deal—plus, in nondisclosure markets, what’s shown are listing prices.
