Q1 was tough. We realized we struggled with our lead gen. 'Neglected' is probably a more fitting word. So these last couple of weeks we spend a lot of time and effort revitalizing lead generation. And we've had quite a bit happen:⁣


1. About 1600 mailers have gone out to people we didn't have any phone numbers for in Montgomery County this week. ⁣

2. We worked with ReadyMode team yesterday to fine tune our dialer and now we're leaving voicemails for every unanswered call. This should result in more callbacks from sellers. ⁣

3. New landowner data, skiptraced using BatchData uploaded to the dialer. That puts us at about 58,000+ distinct prospects we can dial. (with about 5 numbers per prospect).⁣

4. We're heavily targeting a couple of counties (and some zipcodes within those counties) where we have active buyers, until we run out of data to call there. Then we call the next high priority county and zip codes. And so on and so forth. ⁣

5. Next week, we're planning to run a LUXURY lots mailer campaign. Anything our Crystal Ball software's HOT Zip Codes list with CAD Value over $200K is a target. ⁣

6. A newly redesigned Buyer Database put in place with MUCH easier fields to help store and search buyer criteria. ⁣

7. 3 team members (virtual and on-shore) aggressively working on scrubbing and skiptracing our 6K+ Builder list. So we can turbocharge our Builder prospecting campaigns from next week. ⁣

8. Restart SMS campaigns for those who we have 'wireless' numbers for via TextGrid.⁣

LEADS are the lifeline of any wholesaling business. Without leads, there's no business. Seller AND Buyer leads. ⁣

No magic lists, just better data management and a well-thought-out, multi-channel prospecting plan.
