This past quarter the most popular area was outside the Grand Parkway and central business districts, where the affordability is greater for many home buyers.

HOUSTON — (March 11, 2026) — Home prices hit their lowest level in two years (based on 2 key metrics). The average home price rose 2.0% to $415,091, while the median price declined 0.9% to $322,078. At the same time, 30-year residential mortgage rates fell to the lowest level in more than 40 months, with the two combining for lower year-over-year mortgage payments in 16 of the past 19 months, resulting in improved affordability. Compared to a year ago, Houston single-family homebuyers in February 2026 had a monthly principal and interest payment that was $149 less than February 2025 – an annual savings of $1,786 assuming a 20% down payment on the median-priced home.

HOUSTON — (January 14, 2026) — Buyers should be getting ready with the current lower interest rates. In the last year our local housing market reached more balance between Buyers and Sellers. Inventory levels were at 4.5 months as of year-end. Total property sales for the full year were 2.3 percent above the 2024 level, highlighting continued demand across the region. Total dollar volume rose 4.5 percent to $42.9 billion. Single-family home sales also outpaced 2024 figures, climbing 3.8 percent, with 88,634 properties sold during the year compared to 85,373 in 2024.
