These are B Class Units in a B Class Area.
I have 8 Units in this Small 10 Unit Multi-Family Building.

The average rents are $1500-1600 Per Unit.
On Average last month each unit made $3500-$4000 in revenue (Some made $4500).

My cost to furnish them was very cheap only $5000 for 2BD and $4000 for 1BD.
The average NET PROFIT per unit is around $1500-$2000 per unit.

You DONT need to be in fancy High-rise
Aclass Buildings in Downtown Core only areas.

I made the majority of my wealth in B class areas in the trenches.

My entire team took care of everything from ordering furniture, design, deliveries, furnishing, assembly, painting, coordinating with photographers, listing on Airbnb, connecting listings to Guesty, Pricelabs, Remotelock, Breezeway, etc.

I did absolutely nothing this entire week related to working IN the Business. I worked ON the business by closing more Building Owners and Landlords.

With this batch done I’m at 272 Active Live Units On Airbnb.

Next Week I have 7x Units in Dallas starting, 3x 3BD Houses in Austin starting.

Those should be done in 15 days and I’m not going to spend a minute of my time doing anything related to the setup process.

When you have teams, systems, automations and VAs in place that’s when you can truly take yourself OUT of the business while it PASSIVELY PRINTS MONEY!

I was supposed to stop expanding but I’m like a crack addict once I have a taste I can’t stop I can never get enough Landlords keep blowing up my phone throwing units at me and I just keep saying YES!

I put the entire amount on 1 Business Credit Card, no interest no payments for 12 months.

Total Cost Labor/Painting/Staging/Assembly/Trash Removal/Photos/ Meals etc : $15,000

My total labor cost for this project was about $1000 a unit but we completed all 15 units in 9 days.
Speed is more important to me than money right now I need everything done ASAP live ready and listed.

Just next month alone these units will make around $50,000. I have the entire month of April Free Rent. So half my furniture cost paid off in 30 days.

On Average these units will PROFIT me $250,000 to $300,000 a year.
All my cash paid back in the first 90 days as we go into high season.

So now I’m at 260 Units. I have about 10 more that are starting Monday then I am DONE getting more units till August/September (Gonna expand to Arizona/Florida).

I have been GRINDING NON STOP since January, flying city to city closing deals furnishing units building teams.

Now for May,June,July, August I am no longer getting any more units. I need to chill the actual f**k out and relax.

Just the next 4 months alone I should make $3,000,0000.
July alone might be a $1,000,000 month.

All I plan to do for the rest of the summer now is ENJOY LIFE, TRAVEL, Spend time with family and friends but most importantly……..dedicate time to my students.

New Units In Dallas Finished.
These 6 Units are really unique.
1. Being in the AT&T Discovery District the location is probably one of the best in Dallas.
2. The problem is these are all 1BD Apartment Lofts that are over 2000sqft. Because buildings base their rent on sqFt the rent on these 1BDs was $2200…..which is high.
3. Ontop of that there is a HUGE Oversupply and saturation in Downtown Dallas for 1BD Apts that sleep 2 People.

I had to get creative.
1. Design the units better than my competitors, on average I spent about $10,000 on each 1BD Loft including Furniture, Painting, Assembly, Pictures, Staging etc.
2. Use the extra space in the living room to sleep more people. They had enough room for 1-2 King Beds which means I can now sleep 2-4 more people in each unit which my competitors are not able to.
3. Parking….there is virtually no parking downtown that is cheap, I negotiated 6 parking spots nearby for a total of $700 a month.

With all of these factors combined I should be close to the 90th percentile of revenue on Airdna which is around $4500-$5000 A Month.

The more beds the more heads you sleep the more money you make.

I spent $18,000 For Furnishing, Labor, Paint, Staging, Photography.

As you can tell lately I have INCREASED the amount of $ I am spending on furnishing my units.
I am moving away from B Class Units(Giving them away to my students) and moving into A-Class / Higher End units where the rents are $2500-3500 instead of my usual $1000-1500.

Nothing wrong with B-Class Units that’s how I started sometimes my B class units made MORE NET PROFIT than A-Class units because the rents were so low.

But to fully transcend to the Top G Status of Airbnb Arbitrage King my entire portfolio will soon become
A-Class Only.

Because I have more money now I can take bigger risks with units where the rents are $3500 instead of $1000.

Just the actual furniture itself was $16,000 and I got it all for free with my AMEX Amazon Card POINTS!
So I literally got a Unit For Free!
Always use business credit card when furnishing if not your leaving so many points on the table. I think I have about 2Million Amex/Marriot Points so far saved up.

But anyways yeah I’m in Philly right now furnishing 14 New Units. I’m negotiating another 30 units that should close next week. I got a month left to really grind it out and keep growing the business, this entire month is gonna be CRAZYYYY!
