I keep seeing posts showing brand-new homes with rates under 4%, and while those numbers are absolutely possible, there’s usually more to the story.

In many cases, it’s a new construction home where the builder is offering a temporary or permanent rate buydown as an incentive. Builders often negotiate financing incentives with their preferred lenders and factor those costs into their overall pricing strategy.

But here are the questions I’d be asking:

🏡 Is that rate fixed for the entire loan, or is it a temporary buydown that changes after a few years?
🏡 What will the monthly payment look like if the rate adjusts?
🏡 Are there HOA fees, MUD taxes, or other costs not being talked about?
🏡 How does the home’s construction quality compare to older homes? A brand-new house is exciting, but quality can vary from builder to builder.

A low monthly payment is great—but it shouldn’t be the only reason you buy a home.
