Investors are still buying even though many retail buyers are renewing leases or waiting to see what happens in the market.

I remember I was showing a client some houses one day, and she drove off to meet me at the next one.
My phone turned off and I saw the middle icon in this photo for at least 5 whole minutes (which felt like 5 hours).
I couldn't use my GPS, didn't know which house we were going to next, and the worst part was that I couldn't even call or text my client to let her know. 😅
Fortunately, my phone finally turned on and I was able to show those last few houses.
I ended up getting a new phone the same day. I was long overdue for a new phone, so it was partially my fault for living on the edge (my phone was at that point where the battery died within 10 minutes if it wasn't charging).

6% rates for a mortgage?!
There's still good news here.
With some buyers putting things on pause, that means less competition to find the right house for you.
While your mortgage payment may be a little higher on a monthly basis, you're not going to pay more in interest than your house will likely appreciate over the next several years.
You can also always refinance later if/when rates decrease.

While I would love to claim credit for closing $18,000 over the asking price, realistically it’s the market we are in.
Demand > supply = multiple offers in many cases.
With that said, the market is softening ever so slightly.
Many houses are getting less offers and taking a bit longer to accept a suitable offer.

Gotta love positive feedback!
So many times, people try to save money by doing things themselves (mowing their lawn, cutting their own hair, renting or selling their house, etc.).
Think about a time you maybe cut your hair.
Unless you’re a barber or hair stylist, chances are that it wasn’t that great.
Example: my mom used to cut my hair when I was younger. It wasn’t too bad until one time she cut 1cm off of my eyebrow (true story).
I had to fill in part of my eyebrow with eyeliner for a while, and you guessed it, I stopped letting her cut my hair.
Pay for experts!
Experts will save you time AND get you a better result.
I seriously pay experts in every area of my life.
I pay “more” in many cases, but I know that it’s going to be a premium result and/or experience.
“You get what you pay for” is so freaking true.
