MY WEEK HAS BEEN HECTIC ALREADY BEING AN ENTREPRENEUR IS NOT FOR THE WEAK‼️
HAD TO NEGOTIATE A BETTER LENDING DEAL FOR A CLIENT AND WHEEWWW IT WAS ALOT BUT THATS WHY I AM HERE TO BE YOUR REALTOR‼️
EDUCATION IS MY TOP PRIORITY ‼️ SOME LIKE TO SELL HOMES WITHOUT PROPERLY EDUCATING THEIR CLIENTS🤔

I have had the pleasure of being a realtor and also being a mortgage processor. DOUBLE WHAMY RIGHT 🤣
Because of this my knowledge of the process of being approved for a mortgage loan is extremely extensive and has given me an advantage when speaking with clients.
Most first time home buyers believe once you find the home, you sign paper work and close, WRONG‼️
Being under contract is just a small fourth of the home buying process. Under contract means you have made an offer on the home, it has been accepted, your 1% (standard) earnest money deposit (EMD) has been made, inspection has been completed and you have decided to move forward with the home after the inspection findings.
A pre-approval DOES NOT mean that you are actually approved for a mortgage. Once under contract you must obtain conditional approval from the lender you are working with, then you are officially in the home buying process.

FALSE ADVERTISING LETS GET INTO IT‼️
So my client wanted to look at apartments in the S Post Oak area, I found several nice apartments, beautiful pictures, great amenities, I definitely felt at the time that my client would love this home‼️
BOYYYYY WHEN I TELL YOU GUYS WE PULLED UP IN SHOCK AND IN AWE‼️I COULDNT EVEN BELIEVE THAT THE APARTMENTS WERE EVEN AT THAT PRICE RANGE‼️‼️
WINDOWS AND DOORS WERE BOARDED UP, PARKING BLOCKS WERE IN THE MIDDLE OF THE PARKING LOT (NOT SPEED BUMPS) BLINDS ON MOST OF THE HOMES BROKEN BADLY , IT WAS A RAGGEDY MESS
THIS IS IMPORTANT WHY AS A REALTOR WE ALWAYS ACTUALLY SEE APARTMENTS OR ANY THING BEING LEASED, IN PERSON, NOT JUST WHEN SOMEONE IS PURCHASING A HOME‼️
Although this is an apartment complex managed by a property management company, I also run into alot of listing agents posting photos of homes on MLS that gives the prospective buyers false reality.
Yes, you do want to put nice proper photos to capture attention, but you do NOT want to put pictures from when the home was first purchased, photos of places similar not the actual property, or photos overly edited‼️‼️
Photos should show the current condition of the property. If the property is not ready to show, DO NOT LIST, until ready. Being transparent in this game goes a long way and it helps save time and money.
Also remember the most important thing in real estate , “time is of the essence”, why advertise false photos that do not represent the property❓ That will cost you more time dealing with different prospects and failed contracts, when your initial listing can include and show everything about the current state of the home.

Grand Rising ☀️☀️☀️It’s Monday Folks🙃
I know some of us dread Mondays, but remember that you are in control of your emotions, your actions, YOUR DESTINY‼️
What are some things that you guys do to prepare for the week⁉️
Here are some great tips to kick your week of strong
✔️ Use Friday to prep for Monday
✔️Save your energy for the weekends (some of us will run our selves into the ground over the work week, which causes us to be couch potato on the weekend) If it’s after 5pm and you’re not actively moving your project or business forward in a significant way then call it quits!
✔️Don’t waste your Sunday’s, schedule early activities so that later you can properly prep for your week and also have down time
✔️Don’t give into the “Monday Story”, pretend that you love Mondays, tell you’re self you’ll be OK‼️Mondays are nothing more than another day of the week
✔️Make yourself laugh on Monday mornings, listen to your favorite podcast, play some games or anything that gets you into a playful element

When purchasing a home most first time buyers make the mistake of “my salary says I can afford this home” , so they get stuck with mortgages that have high monthly payments!
Remember your DTI (Debt to Income) ratio plays a crucial role in the home buying process. What does this mean? This means that the lender calculates the monthly payments you make on any debt you have accrued, adds your estimated mortgage payment and subtracts that from your gross income and the final number decides your actual income after paying bills. This is how your DTI is calculated.
You NEVER want to purchase a home that will drain your pockets. Most people think having a 700 credit score mean you can purchase anything, I am here to tell you that YOU CANNOT‼️ Also give your self some wiggle room when getting your pre approval!
✔️FHA (most common loan program for 1st time home buyers) max DTI is 57%, more lenient program
✔️Conventional DTI is generally around 43% (better for buyers with higher credit scores and more capital)
✔️USDA (rural home buyer not east to obtain strict guidelines and NO JUST BECAUSE ITS RANCH HOME DOES NOT MEAN IT QUALIFIES FOR USDA LOAN)
✔️VA (veteran program, YOU must have income and certain credit score to get approved) DTI is 41%
