Congratulations to KL Masters Construction and the rest of the project team, who gathered earlier today to celebrate the topping out of 151 Yale Avenue in the City of Jersey City! 🏗
With the first building reaching this important milestone, attention now turns to Phase II, which is scheduled to appear before the Jersey City Planning Board next month. Designed by MHS Architecture for Fields Grade, the second phase will add a six-story residential building and is part of a larger development that will ultimately deliver 312 apartments, 492 parking spaces, and 13,721 SF of retail to Jersey City's West Side.

The award-winning West Side Square in the City of Jersey City is nearing completion and that means that pre-leasing is now open! 📝
Designed by MHS Architecture, this 13-story multi-family development will consist of nearly 500 units, over 31,000 SF of amenity spaces including a new piazza, and 9,700 SF of retail, all within walking distance of a new proposed PATH station. As part of the approvals for this project, the building was set back 30 additional feet to allow for clearance to accommodate a future PATH station expansion in the Marion Neighborhood. 🚉

The Grandline is officially approved. ✅ Earlier this week, the Borough of Palisades Park Planning Board gave the green light to this transformative mixed-use development from LEEMS Corp, bringing new housing, commercial space, and public amenities to the heart of the borough.
Designed by MHS Architecture, "The Grandline" will feature 510 residences across two towers rising 17 and 19 stories, including 102 units, alongside more than 175,000 SF of commercial space. With retail, dining, recreational amenities, and generous open space integrated throughout the 6.2 acre site, the project truly has something for everyone. 🏘️🏪

Vincent Marchetto recently led “Reconnection: The Bergen Arches”, an NJIT Hillier design studio that tasked students with re-designing the City of Jersey City’s historic rail corridor as a 21st-century greenway and transit connection. 🚂
Working with input from planners, transit agencies, and community stakeholders, students developed proposals addressing public access, mobility, ecology, stormwater management, and future transit opportunities, demonstrating the potential of this unique asset to reconnect neighborhoods and create new public spaces. 🌳 The studio reflects Vincent’s ongoing commitment to mentoring future architects while advancing conversations about the future of New Jersey cities.

West Side Square is nearing the finish line in the City of Jersey City. 🏁
Designed by MHS Architecture, construction on this award-winning development is nearly complete, bringing a 13-story residential building with 477 units, more than 31,000 SF of amenity space, and 9,700 SF of retail to the City's Marion neighborhood. 🏗 Located within walking distance of a proposed new PATH station, the project was carefully planned to support future transit expansion, including a 30-foot building setback incorporated into the approvals process to accommodate a future station extension and help strengthen long-term connectivity in the neighborhood. 🚉

ICYMI: Last month, "The Grandline," a transformative mixed-use project in the Borough of Palisades Park, obtained Preliminary and Final Major Site Plan approval! 💪
Murphy Schiller & Wilkes LLP represented LEEMS Corp, the designated redeveloper of this 6.2-acre site. MHS Architecture Associate Principal Juan Rodriguez recently stopped by 11 Spring Street in his hometown of to check on the construction progress. 👷♂️
The sculpted façade is beginning to take shape as the concrete superstructure rises beyond the 12th floor. Curtainwall fabrication is well underway, while CNC fabrication continues on the custom perforated garage screen at the podium level. Well done project team!
We look forward to sharing more from construction as 11 Spring Street continues to rise.
