May 2026 Denver Metro Market Update
The Denver real estate market continues to navigate a unique environment as economic uncertainty, inflation concerns, job growth, and fluctuating mortgage rates all compete for influence.
While headlines may create hesitation, the underlying market remains active and surprisingly resilient.
Here’s what we saw in May:
• Pending sales topped 4,100, up 2% from May 2025
• Closed sales were just over 4,000, down nearly 7% year over year
• New listings declined 9.5% from April and 17.5% from last year
• Median home price increased to $615,000, up 2.5% year over year
• Average sales price climbed to $744,388, up 3.3% from May 2025
• Inventory sits at approximately 13 weeks, signaling a move toward a more balanced market
For Sellers:
Today's buyers are value conscious and more selective. Homes that are well prepared, properly priced, and positioned to address inspection concerns are attracting strong interest and moving at a healthy pace. Strategic concessions, such as rate buydowns, can also help maximize marketability without sacrificing price.
For Buyers:
With mortgage rates continuing to hover in the mid-to-high 6% range, waiting for a dramatic price correction may not be the best strategy. More inventory and a balanced market create opportunities to negotiate terms, concessions, and financing solutions that can make homeownership more affordable.
The market continues to adjust, but one thing remains clear: buyers are still buying, sellers are still selling, and successful outcomes increasingly depend on strategy, preparation, and skilled negotiation.

May 2026 Denver Market Update
The Denver market continues to become more balanced and consistent.
Inventory is rising, pricing has stabilized, and the extreme swings of the past few years have largely faded.
Current trends:
• Active listings over 11,500
• Median pricing staying remarkably steady
• Homes priced correctly are still moving quickly
• Buyers have more inventory and negotiating power
This is no longer a frenzy market.
It’s a strategy market.
And honestly, steady and predictable is a good thing.

April 2026 Denver Metro Market Update
It seems in today’s world, the only reliable forecast is to expect the unexpected. With ongoing uncertainty impacting consumer confidence and fluctuating mortgage rates, many expected momentum to stall. Instead, March delivered a positive surprise.
Here’s what stood out:
• Nearly 6,000 new listings hit the market, up almost 20% from February
• Pending sales jumped 31% month over month
• Average days on market dropped to 50 days, showing buyers are acting, not just browsing
• Activity was broad-based across both single family and attached homes
• Single family prices rose to over $785K, up 4% from February
• Condos and townhomes climbed to $453K, up 7.5% month over month
While demand has softened over the past two years, and 2026 is still trailing 2025 slightly, there are clear signs of renewed activity. The close price to list price ratio increased to 99.13%, and well-positioned homes are seeing multiple offers again.
What this means:
The market is active, not extreme. As inventory continues to normalize and pricing adjusts, demand is returning.
For buyers, this signals opportunity with more options and improving momentum.
For sellers, success comes down to preparation, pricing, and understanding today’s expectations, including condition and concessions.
Despite uncertainty, one thing remains clear: people are still moving, and the real estate market is very much alive.
