Parking generates valuable data, but in many buildings it goes underused, limiting visibility into performance and making inefficiencies harder to spot early.
Utron Smart changes that with real-time insights, live dashboards, and remote system monitoring.

Project spotlight: The lobby at One Grove, Downtown Jersey City, was designed to impress.
A conventional parking structure would have consumed the ground floor.
Instead, Utron installed four Puzzle Parking structures - 73 spaces across three levels, built within the existing single-story footprint. No excavation. No ramps. No wasted concrete.
The result: a residential building that delivers on density, design, and resident experience.
When parking is engineered early, it stops being a constraint and starts being a tool.

Conventional parking looks cheaper-until you price it correctly.
Ramps require depth.
Decks demand concrete.
Each level below grade adds excavation, waterproofing, and time.
The larger the garage, the more budget it consumes.
Automated and puzzle systems are more efficient to build within the same volume. Fewer levels needed for the same number of spaces. Less concrete. Shorter construction schedules on the parking component.
On dense urban sites where excavation is expensive and schedules are tight, the construction case for automated parking is often as strong as the design case.
The spec sheet comparison rarely captures this. The project budget does.

EV adoption is accelerating. Most garages aren't ready.
Adding chargers to a conventional garage means dedicated bays, electrical infrastructure upgrades, and ongoing management of who's plugged in and who's waiting.
Utron's automated systems handle it differently.
Robotic EV charging is built directly into the system. The vehicle charges while stored - no dedicated bay, no waiting, no separate infrastructure layer.
For developers planning projects that will be occupied for 20–30 years, the question isn't whether tenants will want EV charging. It's whether the building will be ready when they do.
Building it in now costs less than retrofitting it later.

Project spotlight: The original plan for One Park in Cliffside Park, NJ called for a 300-space parking podium.
It would have diminished the lobby’s presence, reduced the greenery, and put a concrete podium at the building’s front.
The developer went back to the drawing board.
Utron's automated PACE system moved part of the parking below grade, reduced the number of above-ground levels, and preserved both the entrance and the building’s openness.
The front of the building is now trees. The views are unobstructed. The parking still delivers 300 spaces.
That's what happens when the parking system adapts to the architecture - not the other way around.

Same footprint. Two completely different buildings.
A conventional garage requires ramps, drive aisles, and turning radii-consuming up to 40% of the floor area before a single car is parked.
That space can’t be leased. Can’t be sold. Can’t be redesigned.
An automated system changes that.
No ramps. Minimal circulation. The volume dedicated to parking shrinks, and what's freed becomes part of the building that actually gets designed.
More parking spaces in less area. More building left over for everything else.
