What a milestone!! I know this means much more than getting to the finish line - This is about new beginnings, healing, strength and a true testament of your perseverance!! I know I basically forced my friendship on you (😅) but I had no idea just how lucky I was to find such a dedicated and amazing client, who turned into a friend...who turned into family! Watching your rise over the last year has been one of my favorite things to see. You're such a light in this world and I love seeing how happy you already are in your new chapter. Thanksgiving WON'T be the same without you on our flag football team.... but don't worry, my solid skills and coordination will hold it down in your absence (🤪🙄🤣).

Here's the hard truth about what's happening in our industry:

A lot of agents heard the rumor that "AI is going to take our jobs" (LOL... PSA: that's epically false) and somewhere along the way, many simply stopped caring or showing up in the way they should.

We make light of it in this video, but in reality, this happens far too often, and it's the consumer who pays the price.

Buyers are trusting the professionals they hired to protect their interests, and unfortunately, that's not always happening.

I'll say it once... and probably 50 more times over the years:
If your agent is not advising you to conduct a final walkthrough, require them to schedule one on your behalf. Period.

In Washington State, buyers have the contractual right to conduct a final walkthrough prior to closing.

The number of times we've walked into homes just days before closing and found:

• Trash left behind

• Repairs not completed despite assurances they were done

• Damage that wasn't there before

• Homes that haven't even been packed yet

• Properties that are nowhere near "ready"

It's countless.

And don't even get me started on the listing agents who hide behind, "It'll be done by closing, don't worry about it. No need to come back and check." 🙄

Over the last 9 years, we've built a detailed final walkthrough checklist through plenty of fail-forward moments and hard-earned lessons. Every item on that list exists because we've seen something go wrong or we trusted an agent to follow through as promised at least once.

Our goal is simple: make sure our clients get the exciting, stress-free closing day they deserve.
