Do you have clients that have income but one of the borrowers have bad credit? Let’s use the average of the two.
Example: primary has a 570, coborrower has a 720. Lowest middle would be 570 and would get a referred. FNMA add the two middle scores and divides by 2. FNMA underwrites file with a 645 mid-score.
Pricing is still based off the lower credit score.
Average Median Credit Score
For certain transactions, the average median credit score is used in place of the representative credit score to determine whether the minimum credit score requirement is met.
