National Homebuyers Fund (NHF) — Up to 5% of your loan amount as a grant. Works with FHA, VA, USDA, and conventional loans. You do not even have to be a first time buyer to qualify.

Bank of America Down Payment Grant — Up to $10,000 toward your down payment in select markets. No repayment required.

Wells Fargo Homebuyer Access Grant — Up to $10,000 toward your down payment plus up to $5,000 in closing cost credits through their Dream Plan Home program. No repayment on either.

Chase Homebuyer Grant — Up to $5,000 in select communities. Can be used for your down payment, closing costs, or to buy down your rate.

HUD Good Neighbor Next Door — Teachers, police officers, firefighters, and EMTs can purchase HUD owned homes at a 50% discount in designated areas. That is not a typo.

When people move to the Dallas suburbs and leave a few years later. It is almost never about the house.

Here is what actually happened.

1. They bought for the price. Not the life.

Dallas is not one city. What your days look like in Frisco is completely different from what they look like in Cedar Hill or Irving or Keller. The commute, the coffee shop you become a regular at, whether your kids have neighborhood kids to grow up with. All of that comes down to which pocket of DFW you land in. The price got them there. The lifestyle is what made them leave.

2. The square footage was worth it. Until the drive was not.

The house checked every box. The location added 45 minutes each way. That math works on a long weekend. It stops working on a Wednesday when you have missed dinner at home three nights in a row. The commute does not stay in the background. It becomes the whole story.

3. They never found their people.

The families who put roots down here are not just in love with a house. They are in a neighborhood where they know names, where weekends do not require getting in the car and driving somewhere just to feel something. Community is what keeps people. A great kitchen does not.
