• Industrial/Flex: The market has 20,700,000 million square feet of industrial space, with a 12.50% vacancy rate. Roughly 2,000,000 SF of space is currently under construction.
• Retail: There is currently around 12,800,000 sf of retail space, with only 226,000 sf under construction. The retail vacancy rate is exceptionally low at1.90% indicating strong demand—Although infrastructure limitations area a significant barrier to new development in the western portion of the county.
Demand (78620,78737,78736)
• Office: Demand for small offices (think sub 2,000 sf) remains strong. Most new builds are medical providers and with continued growth projected along the 290W corridor, we anticipate the need for more office condo projects.
• Industrial: With a vacancy rate at 12.50%, and 2,000,000 SF under construction, large distribution industrial is seemingly overbuilt and will take some time to absorbed the existing space on the market, not counting the new space being delivered.
• Retail: Retail remain strong with not enough new product for retailers to take. Rents in Hays county have not grown so much that it is affecting demand from retailers. Cost to build out space is a national issue, but one that also does affect demand to the sector.
