Recently completed!
We recently completed the headquarters for Victors Home Improvements on the incredible top floor of the Burrough's building. This 40,000sf tenant upfit included a large central lounge cafe, reception, two training rooms, 3 kitchenettes, leadership lounge, conference & huddle rooms, private offices, as well as neighborhoods for 200 workstations.

YEAR 10
After many conceptual tenant layouts for the old auditorium at the Burrough's building, we were elated when WM (formerly ), signed a lease for their Great Lakes Area Office. Their upfit spanned 18,800sf and two tenant suites and included private offices, conference rooms, training rooms, workstations, two micro kitchens, a library & cafe, a video recording room, and many support areas.

YEAR 9
In 2023 we took on a new-build large-scale residential project in our very own Corktown neighborhood. This project, named The Coachman , included 22 residential condo units ranging from small one bedrooms to large two-story two bedrooms with roof decks. The project jumped through all the legislative hoops including a special land use hearing, board of zoning approvals hearing, historic commission approval, and final construction permitting.
These modern condos, and the 14 on-site garages, surround a common parking and green yard space. Modern fixtures, clean lines and a three-tone color palette of light wood, black, and white was maintained consistent throughout.

YEAR 8
2021 brought on new staff and some of our trickiest projects to date.
Marc continued his work on BasBlue, a restaurant and women's club in a historic mansion and carriage house. This project was no small feat, as it included a full historic renovation, plus the addition of an elevator, fire suppression system, commercial kitchen, fitness center, meeting rooms, and completely new building systems. We appreciated the trust of Nancy, and the whole Bas Blue team.
We also saw the opening of Polished Lounge, a beloved salon located on the lower level of a midtown mid-rise apartment building. Turning this unused, unsightly basement into a beautiful, fully-functional salon took close collaboration between the us, the terrific owner, our engineers, and contractor.

YEAR 7
While we had been working at the old Burrough's complex since 2017, this year brought our first large tenant project to this Albert Kahn designed adding machine factory.
In 2021, we renovated the entire 38,000sf fourth floor for United Road, including adding three kitchenettes, a cafeteria, private offices and workstations for over 300.
This was in addition to the general ongoing renovations to the common spaces and building exterior. We added new site lighting and entrances, a central mail room, grab-n-go cafe, gym & locker rooms, as well as added two new 5-stop elevators.
To date, we've completed 42 tenant upfits throughout the five-building complex.

Returning again to helping small local businesses, in 2020 year we completed several tenant upfits including a medical office for Plum Health DPC on the old Tigers Stadium site and an outpost of Madcap Coffee in the Shinola hotel complex.

YEAR 5
We found a new home for our office in 2019 at our 5900 Second Avenue project. Originally built for the Singer Sewing Company and previously used as the Wayne State Music School, we renovated into a coworking center for nonprofits. With a very limited budget, and some unexpected masonry facade repairs, we navigated this project to ensure it looked great. Our work design work went beyond the normal construction documents and included Historic District Commission approval, fixtures, furniture & equipment procurement, and even interior signage.

YEAR 4
2018 found us heading back to Canfield Street to turn an old parking garage into a vinyl record pressing plant. Working again with the wonderful team at Third Man Pressing, we setup a pressing operating including 4 presses, direct-recording studio, greenroom, packaging, shipping & receiving areas, and complex mechanical boiler system. This operation has since grown and is pumping out unique looking records with amazing sound.

YEAR 3
In 2016, we completed Founders Brewing Detroit location. Reusing an old warehouse in the Cass Corridor, this project included a tap room, full service restaurant, special events area, offices, outdoor patio and on-site brewing.

YEAR 2
2016 was a year of big projects brewing and churning through small projects. Working with the amazing Sue Mosey of Midtown Detroit Inc, we'd often head to the Detroit Building Department with three or more projects to walk-thru permitting at a time. In addition to those, we took on this little carriage house renovation.
