🌊 When there’s a storm in the Gulf, we pay attention.

That doesn’t mean there’s a reason to panic, but there is definitely a reason to stay aware.

Living and working on the Emerald Coast, tropical weather is part of the deal. Right now, we’re watching Isaias closely, and at this point, I think it’s pretty safe to say we’re likely going to see some rain. Exactly what else this system may bring is still something we’re keeping an eye on.

For us, being prepared doesn’t mean jumping into full storm mode. It means watching the forecasts, following local updates and thinking a few steps ahead.

If conditions warrant it, we already know what needs to happen—communicating with our owners and guests, coordinating with our team and vendors, checking properties and securing outdoor items where needed.

A lot of vacation rental management happens behind the scenes, and weather like this is a good example of that.

Hopefully, Isaias ends up being mostly a rainy day or two for our area. But either way, our owners and guests can know we’re paying attention and staying prepared without creating unnecessary panic.

That’s one of the benefits of having a local team right here on the Emerald Coast. 🤍🌊

☕ Kristen’s Coastal Picks: Stock & Brew

If you know me, you know coffee is pretty much always going to make my list. 😂☕ And lately, I’ve been loving Stock & Brew in Santa Rosa Beach.

Right now, their fall menu is out, and the Fall Spice Latte is at the top of my list. Cinnamon, clove, ginger, nutmeg and cane sugar with espresso and milk. It tastes like fall—even if Florida hasn’t gotten the memo that it’s supposed to cool down yet. 😂🍂

And apparently we’re making this a family review because Eric has already claimed the Banana Bread Latte as his favorite. So if you go, we’ve officially given you two drinks to try.

But one of the reasons I really like Stock & Brew is the space itself. It’s big, open and absolutely beautiful, with plenty of room to grab a table and stay awhile. It’s a great spot to meet a friend, catch up with someone over coffee, have a casual meeting, or open the laptop and get some work done without feeling like you’re taking up half the coffee shop.

And being connected with Stock & Trade Design Co. makes it even better. Grab your coffee and then wander around looking at furniture and home design—which can be slightly dangerous if you’re anything like me. 😂

That’s exactly what I want Kristen’s Coastal Picks to be about: not a list of places Google says you should visit, but the places around the Emerald Coast that I actually go to and enjoy.

🎶 One of the reasons I love where we live…

Eric and I got to spend part of our anniversary at Moon Crush: Odies Beach Vacation in Miramar Beach, and it was SO much fun. 🤍🌊

And technically, we got started a little early. 😂 They kicked everything off Wednesday night with Edwin McCain, and then the next few days just kept going.

Old Dominion. Darius Rucker. Jake Owen. Flo Rida. Fitz and the Tantrums. Phil Vassar.

All right here on the Emerald Coast.

Topeka really knows how to put on an event. 🙌

We talk a lot on this page about our beaches, our homes and all the places we love along the Emerald Coast, but weekends like this are another reason I love sharing this area with our guests.

You can spend the day with your toes in the sand, come back and get ready, and then spend the evening listening to some pretty incredible live music.

That’s a pretty good vacation in my book. 😂🌊🎶

🔑 Owner Friday — What are you REALLY paying?

Vacation rental owners, here’s something worth checking today:

Pull up your last owner statement.

Now look a little closer. 👀

Are you paying a monthly lock fee?

Are you being charged for air filters?

If your guests pay to use your golf cart, does that money actually come back to you?

What about administrative fees, technology fees, inspection fees, maintenance markups or other little charges that somehow keep showing up?

Because sometimes the management percentage isn’t the whole story.

Those little fees can add up pretty quickly.

At Coastline, we’ve made a conscious decision not to build our business by nickel-and-diming our owners. We want things to be simple, transparent and easy to understand.

And if your property has a golf cart generating additional revenue? That’s your golf cart. That revenue should benefit you.

We’d rather spend our time helping your property perform, taking care of your guests and protecting your investment than finding another $20 fee to put on your statement. 😂

So here’s my challenge for today:

Pull up your most recent owner statement and actually read through every charge.

You might be surprised by what you find.

🌊 October 1st on the Emerald Coast

Apparently it’s October now. 😂🍂

Someone should probably let the beach know.

Around here, October can still look a whole lot like grabbing your flip-flops, throwing a towel in the car and deciding that whatever you were supposed to get done can probably wait another hour. 🌊☀️

And I think that’s one of the things I love most about living here.

We don’t really have to say goodbye to beach days just because the calendar changed.

There are still after-work sunsets.

Still spontaneous trips down to the water.

Still weekends where the only real decision is beach first or lunch first. 😂

So while everyone else is officially welcoming October with boots, sweaters and pumpkin patches…

We’ll be over here trying to figure out whether flip-flops count as fall footwear. 🤍

Honestly, that might be one of my favorite ways someone could describe a Coastline stay.

Because vacation should feel easy.

Kirbie stayed at License to Chill, and I loved what that they mentioned in their five-star review—the golf carts made getting around simple, the pool was just steps away, and they could easily ride over for groceries, coffee and the beach.

And then when they were ready to slow down, they had that beautiful golf course view waiting out back. ☀️

Those little conveniences make such a difference when you’re on vacation.

Less time loading everyone into the car.

Less time figuring out logistics.

More time at the beach, by the pool, grabbing coffee or just enjoying being together.
