The March numbers are in: As expected the median, single detached residential home is up. This is for the six county Denver-metro area. Dec to January 2024 up $15,000. Jan-Feb up $10,000. Feb-March up $15,000. So for the first quarter from Dec-March is up $40,000. This is an increase of 6.61%. The number of units sold is up 74.7% and the number of homes coming on the market is not keeping pace with this sales activity. We might be looking at a stronger seller's market this summer especially if the inventory stays low.
So...for January the most expensive home sold is a tie between two properties at $4 million each. The first is a condo in the Polo Club and it boasts 4,932 sq feet. The maintenance fees are only $41,388 per year. Coming in at the wire, an 8,792 square foot home off Belleview and Monaco with 6 bedrooms and 9 baths. The least expensive was a 1 bed 1 bath condo in Aurora for $99,000.

Denver approved a new affordable housing policy that took effect July 1st. In response development project submissions spiked 390% over the previous four year average for the month of June. As reported by the Denver Business Journal.
