A few snapshots of our HOA Compliance Guide to Denver's recycling and compositing ordinance, hosted at the Alliance Center Downtown.
Many HOAs are looking to understand how to comply with this new, consequential ordinance, known as "Waste no More." We were excited to host this informative event, allowing board members to connect with industry experts and representatives from the City. Our valued partner presenters included Scraps, Summit Waste & Recycling, Waste Management, Waste Solutions, and Apex Waste Solutions. CAP is excited to welcome Metro Lofts to our portfolio.
The condominiums at Metro are two-story homes with vaulted, light-filled livingrooms. Many units enjoy large patios and balconies to relax outside. The community boasts lovely outdoor common space and exterior walkway access points on the second and third floors. It is an iconic example of an original Golden Triangle condominium development, who, along with communities like Century Lofts, The Prado, and Belvedere are now surrounded by new-build high-rises in this fast-growing neighborhood.
We're thrilled to be working together and representing such a unique Denver HOA!

CAP is honored to be a sponsor of We Don't Waste's mobile food markets and to volunteer when we are able to this wonderful program. This week, a few of our valued clients also joined to help distribute food and childcare essentials to families in need.
This fantastic non-profit helps address several confounding problems: food waste, landfill emissions, and food insecurity. As much as 40% of all food in the United States goes uneaten. Worse, when it ends up compacted in a landfill, it takes years to break down, and that long underground decomposition process results in harmful methane emissions. We Don't Waste collects this food and distributes to families and individuals through various channels, including these recurring physical markets. You might be shocked to learn that the food they distribute includes glowing fresh berries and vegetables, choice meats, and ready-made meal packages. Seeing the volume and quality of food they kindly gather and re-distribute puts these challenges into perspective.

CAP is excited to welcome the Lofts at Central Park to our portfolio!
This 37-home mid-rise community abuts a lovely oval-shaped park, with fine restaurants and shops around it. The park also hosts a picturesque summer concert series.
This community came to us needing help considering how to address deferred maintenance with a clear and thoughtful approach - focusing on smart financial planning and minimizes the financial impact on owners while allowing the HOA to get to work. The community is also part of a (much) larger "master" HOA, with 7,000 total homes. We think this is an especially cool example of urban living in Central Park and a place that many of our staff have said they'd be excited to call home!

Attention Small HOAs under 25,000 Square Feet: This year marks the first in which smaller buildings must begin to comply with Energize Denver.
While overall requirements are less rigorous compared to larger properties, small buildings do need to take action to avoid fines: at minimum reporting to city regarding your energy usages. CAP's responsibility is to help all our clients avoid penalties for non-compliance via the most sensible routes possible for each HOA.
The good news is, your HOA may be on its way to compliance. Some example of ways to comply include:
- LED lighting: ensure 90% of energy consumed by lights are provided by LEDs (including in-unit bulbs)
- Renewable energy: 20% of total building electricity is offset by renewables like solar or wind.
- 15% energy reduction: The building implements a project that reduces building energy use by at least 15%.
- For HOAs specifically: 100% of common area electricity is offset by renewables AND 100% of common space lighting is LED and motion-sensored (where allowed by Fire Code)
The exact deadline for compliance depends on your specific property square footage. Buildings 15k - 25k must comply by December 31st this year. However 10k - 15k have until December 2026, and the smallest, 5k - 10k, have until the end of 2027.
This is a lot to make sense of, and compliance is not entirely straightforward: each HOA is going to make its own unique choices.

New HOA Announcement:
CAP is excited to welcome Monarch Mills to our management portfolio!
Built in 2005, this eight story building is in an iconic LoDo location, with access to the pedestrian walkways along 15th Street, giving it unbeatable walkability plus the privacy and quiet of an urban cul-de-sac. The location is made doubly impressive as it shares a footprint with our Museum of Contemporary Art. It is one of Denver's more unique and desirable properties, perhaps quietly so.
We're excited to start working with this example of our city's best urban developments and to serve this mid-rise community as the HOA considers various opportunities and addresses the inherent challenges that multi-story properties face.
