Purchasing a home is a considerable long term investment. The process can be an emotional one. You will want to make sure you are making the right decision. This is where an option period can save you from taking a big financial loss.

What is an Option Period?

The option period is an agreed period of time in which the interested buyer makes a final, binding decision to continue or terminate a real estate contract. To initiate this period, the buyer will pay an option fee to the seller to secure the option period which will give the buyer the option to terminate the real estate contract for whatever reason.

During the Option Period Time is Critical.

Option periods are typically 7 to 10 days, but in active markets can be as little as 4 to 5 days. In an ideal world the Buyer should have chosen an inspector once they place and offer on a property. However realty is many buyers wait until they have and executed contractor to retain the services of an inspector. Keep in mind there are many factors that can influence scheduling the inspection such as:
• Sellers flexibility
• Inspector availability (market demand)
• Weather

Keep in mind that after the inspection the Buyer may need to get quotes from contractors to determine how much will need to be invested to fix major issues in the property. Based on the inspector findings and contractor quotes the buyer can work with their realtor on re-negotiating the initial offer or may find that terminating the contract may be the best option. Negotiations can include the following:
• Price reduction
• Concessions from the seller
• Seller repairs what is needed
• Extension for the option period
