It is Spring. This is the time of year everyone is focusing on getting their lawn and landscaping ready for the summer. I did an inspection on a beautiful home with beautiful landscaping recently. One of the few concerns on the home was that two landscape beds were built against the siding above the wood frame portion of the house. This is a poor installation and could damage the structure, interior and contents. The attached photos show the poorly designed landscape bed, a sketch of how water could get into the home and a sketch of a proper foundation reveal. Please remember this as you address your landscaping projects this year.

Foundation Home Inspections partnered with OTC in completing commercial inspections and cost improvement estimates for a portion of their building portfolio. (6 commercial facilities ranging in size from 7900 SF to 62000 SF and 6 group homes).
This week, I was happy to attend the OTC Services’ 60th Anniversary Open House Celebration. This is an amazing organization that offers vocational rehabilitation, job placement, day habitation and housing for adults with disabilities.

10 Tips to Speed Up Your Home Inspection
Speed up your home sale by preparing your home ahead of time using the following tips. Your home inspection will go smoother, with fewer concerns to delay closing. 🔍
Confirm that that the water, electrical and gas services are turned on (including pilot lights).
Make sure your pets 🐶 🐱 won't hinder your home inspection. Ideally, they should be removed from the premises or secured outside. Tell your agent about any pets at home.
Replace burned-out light bulbs 💡 to avoid a "light is inoperable" report that may suggest an electrical problem.
Test smoke and carbon monoxide detectors, and replace dead batteries.
Clean or replace dirty HVAC air filters. They should fit securely.
Remove stored items, debris and wood 🪵 from the foundation. These may be cited as "conducive conditions" for termites.
Remove items blocking access to HVAC equipment, electrical service panels, the water heater, attic and crawlspace.
Unlock any locked 🔒 areas that your home inspector must access, such as the attic door or hatch, the electrical service panel, the door to the basement, and any exterior gates.
Trim tree 🌳 limbs so that they're at least 10 feet away from the roof. Trim any shrubs that are too close to the house and can hides pests or hold moisture against the exterior.
Repair or replace any broken or missing items, such as doorknobs, locks or latches, windowpanes 🪟 or screens, gutters or downspouts, or chimney caps.
Checking these areas before your home inspection is an investment in selling your property. Better yet, have your InterNACHI inspector ensure that your home is Move-In Certified™. Your real estate agent will thank you! 💚

Up up and away....Rather than limit an inspection because a roof is deemed unsafe to walk, Foundation Home Inspections now uses a drone technology to inspect tall, steep or unsafe roofs.
This allows full inspection of the roof from the ground because of a drone’s mobility. Additionally the clients can see the roof as it is being viewed from the drone.

DID YOU KNOW THAT TERMITES DAMAGE MORE HOMES THAN FIRES, FLOODS AND TORNADOES EVERY YEAR?
I recently completed an inspection for a client on a ranch house with a crawl space in South Jersey. Crawl spaces are a very important part of the home inspection because most homeowners have no desire to venture into their crawl space and their condition may not be known. On this particular inspection, water intrusion and termite damage was present throughout the crawl space. There was even termite damage along the main support beam of the home, which is a major concern. I later learned that the repair costs would exceed $25,000.
