One question we get a lot is, "Someone sold their house in my neighborhood for 499,000. I have the same floor plan, so can I get 499,000 too?"
Not necessarily, While looking at properties nearest you will help you determine the market value of your property, there are other variables that can change that number:
1). Is your house the same size? Is your plan exactly the same? Did they add on a porch? An outdoor living area?
2). Upgrades and renovations. Did they add hardwoods? Did you? Is the kitchen renovated with quartz countertops? Do both bathrooms have similar hardware? Does one have a pool?
3). Condition of the home. This one is tough. We often hear "We just spent $7,000 on a roof, so can we add that 7K onto the price of the home?" No, maintaining a home is expected, and major flaws will be pointed out by a home inspector . . . often times leading to having to make seller concessions (lowering the price, paying for some of the buyer's closing costs, etc). However, if two houses are the same in all other areas, the house with the new roof will most likely sell faster . . . and shorter days on market usually means a higher offer.
