Before purchasing the home, consider having the mitigation system professionally inspected. An evaluation can look at accessible components such as the radon fan, vent piping, connections, manometer, discharge location, labeling, and overall system condition. 🔍
Fans can eventually fail. Pipes or connections can be altered or damaged. Home renovations can affect an existing installation. That’s why evaluating the system you’re inheriting can be an important part of your due diligence.

Radon isn’t something you can see, smell, or taste but that doesn’t mean it isn’t there. This naturally occurring radioactive gas comes from the breakdown of uranium in soil and rock and can enter a home through cracks, gaps, foundations, crawl spaces, and other openings.
Here are some important facts:
🧪 Testing is the only way to know your radon level. Your neighbor’s results cannot tell you what’s happening inside your home.
🫁 Long-term radon exposure is a serious health concern. According to the EPA, radon is the second-leading cause of lung cancer overall and the leading cause among people who do not smoke.
📊 Know your number. Radon is measured in picocuries per liter (pCi/L). The EPA recommends taking action to reduce radon at 4.0 pCi/L or higher and recommends considering action between 2.0 and 4.0 pCi/L.
🏠 Any home can have elevated radon. New or old, basement or crawl space, slab foundation or multi-story construction style alone cannot tell you whether a home has a radon problem.
