All of our inspectors have passed the National Home Inspection Exam (NHIE) and are fully licensed. The NHIE tests a home inspector’s knowledge of conducting a thorough home inspection as well as our skills in client relations, communications and report writing. We encourage (but don’t require)

The damaged HVAC supply duct pictured in this inspection was no longer capable of effectively delivering conditioned air to the room it served. Conditions like this often go unnoticed because they’re concealed beneath floors, inside walls, or within crawlspaces.
A home may appear perfectly fine on the surface while significant issues remain hidden from view.

You ever look at something and wonder where to even begin? 😅
That was this chimney.
The longer we looked, the longer the defect list became. Deteriorated masonry, a failing crown, damaged flashing, and missing components at the top were just the beginning.
At some point, it stopped being a list of defects and started becoming a restoration project.
Some maintenance items can wait...
this one probably shouldn't.

At first glance, they’re just basement stairs.
But look closer…
The stair treads were pulling away from the stringers, leaving the steps with less support than intended.
It’s the kind of defect most people would never notice until a foot slips, a tread shifts, or someone takes an unexpected trip.
Sometimes the biggest hazards in a home are hiding in plain sight.
Most homeowners have never actually seen their furnace in action.
A glowing hot surface igniter.
The release of natural gas.
And moments later, a row of blue flames heating the home.
It’s a process that happens thousands of times throughout a furnace’s life, yet most people never get the opportunity to watch it happen.
Pretty impressive when you stop and think about it.
Look closely…
Something isn’t right here.
Most homeowners would never notice this, but what you’re looking at is part of the home’s electrical grounding system.
Instead of being driven into the earth, nearly two feet of the grounding electrode was left sticking above the ground.
It’s one of those small details that can tell you a lot about the quality of the work performed.

Can you find the air conditioner? 😅
At first glance, this looked like nothing more than an overgrown landscaping bed. Hidden inside all that vegetation was the home’s outdoor air conditioning unit.
Air conditioning systems need room to breathe. The outdoor unit is designed to move large volumes of air and release heat removed from the home. When shrubs and vegetation crowd the equipment, efficiency and performance can suffer.
Sometimes the healthiest thing for your air conditioner is a good trim job.
