Added Comfort Home Inspection

I try to provide my clients with a thorough write up of any issues I find during an inspection. Sometimes I run across gems like this that would cause carpal tunnel if I tried to type out all the issues with this distribution panel.
"Recommend evaluation and repair by a licensed electrician"

If you have those "convenient" flex drains under your sinks, be aware that the dark areas in this picture is bacteria growth on the inner walls. Not only do they clog easily due to the rough inner walls, but they retain all of that bacteria on the homes side of the P-trap.
Think about that as you lean over your sink to brush your teeth. 😏

This morning's home inspection went out with a bang! Literally!
This is the reason you only use approved blunt tipped fine thread screws in an electrical panel. That pop when I removed the panel made it easy to verify an issue that needed to be addressed.

When I tell people that it's not recommended to plant shrubbery too close to the home, it's not because I don't want people to take pride in how their homes look..... it's because when nature battles the foundation, nature wins!

My least favorite part of an inspection is crawling through a crawlspace after a heavy downpour (especially like the one we had last week). This home had a pond under it..... but I'm pretty sure it wasn't just rain water.
All that duct tape on the sewage drain lines over a large amount of filthy water made for a very unpleasant inspection; but that's why a thorough home inspection is so important. Yeah, sometimes home inspections aren't for the faint of heart.

If you lived in a $400k home and this was the completed work of your plumber/handyman would you not question the obvious?
I can only guess the current homeowner had the garbage disposal installed and had to reroute the drain lines, but would you not even question the obvious issues with those flexible drain lines being kinked and flowing uphill. I can see not knowing about the missing high loop for the dishwasher drain before entering the disposal, but there are so many other issues with the installation of those garbage DIY flexible drain lines here that Stevie Wonder could see. 🤷‍♂️🤦‍♂️

Just because I don't do home inspections full time doesn't mean I'm going to provide less service for my clients. Soon I will be including thermal inspections as part of my inspection services.

Well I guess that's one way to keep kids from climbing into the attic. 😏

One of my least favorite things to run across in a crawlspace... Thankfully the former owner of that skin was not around.

From the road, this roof looked fine. Upon closer inspection you can see cupping, putting, and cracking. If this roof had been inspected from the ground, it's very likely the buyer would soon have an unexpected expense.

The cost of memorial day is so much more than that gas or grocery bill you might have paid....

This was a permitted addition to a recently inspected home. A closer looks reveals exposed wood where these walls join.
The contractor probably didn't think about weatherproofing. The city inspector probably didn't think to look for weatherproofing. The seller probably didn't know to look for weatherproofing.
If I can see exposed wood, rain can get to exposed wood.
