I know I may sound like a broken record, but this point is too important to ignore: understand your homeowner’s insurance policy. I was recently hired for appraisal on a hail loss in the Cleveland area. The insured sent their DOA, but the adjuster requested an on-site meeting to see whether we could reach an agreement. At the dining room table, the adjuster opened the policy on his laptop. The insured had purchased it online without help from an agent and was surprised to learn that, because of the roof’s age (17 years old), the carrier would pay only 49% of the roof replacement cost. Don’t wait until after a loss to find out what your policy covers. Call your agent, meet in person, and ask for a clear explanation so you are not left without the funds needed to repair your home.
