CLEAR TO CLOSE ✨

Some transactions test every ounce of patience, flexibility, and trust.

When Adily and Mary went under contract in March, they thought they were headed toward a late May closing. Then the unexpected happened. The buyers’ financing fell through, and despite doing everything they were supposed to do, we found ourselves back on the market.

At the same time, this incredible family was navigating life across four states - Michigan, Ohio, Indiana, and Illinois - while selling two homes and coordinating a major move. And somewhere in the middle of all of it, they welcomed their beautiful daughter, Inara, into the world.

A lot of moving parts. A lot of unknowns. Very little room (or patience 😏) for mistakes.

But sometimes the detours have a way of reminding us what matters most.

Not the contracts.
Not the deadlines.
Not the obstacles.

Family.

The reason behind the move was always bigger than the transaction, and now we’re officially CLEAR TO CLOSE on the final piece of the puzzle.

Adily, Mary, Isra, and sweet baby Inara, thank you for trusting me to guide you through one of the busiest seasons of your lives. Chicago is gaining an amazing family, and Cleveland is losing one.

For the last few years, Ken and Nadine had a dream.💭

A dream of moving back to Ohio. A dream of being closer to family. A dream of finding a property where they could slow down, spread out, and create a life filled with the moments that matter most.

Their wish list was specific. Five acres. A pond. Room to create, explore, and enjoy the country lifestyle they had been searching for.🚜🌾

Finding it wasn’t easy.

Living out of state meant every opportunity required patience, trust, and a lot of persistence. We faced a few obstacles along the way, but with the help of some trusted contractors and a little creativity, we were able to negotiate a deal that put them in a great position and kept this dream moving forward.

Today, Ken and Nadine are the proud owners of a beautiful 5-acre former horse farm in Sullivan, Ohio.

But my favorite part of this story isn’t the acreage, the pond, or even the farm itself. It’s what happened on day one.

The same day they got the keys, they took their grandchildren down to the pond to fish. On the very first day, they caught one.

A small moment, maybe.

But also the beginning of exactly why they wanted to come home.

The grandchildren they were missing. The family gatherings they wanted to be part of. The everyday moments that pass too quickly when you’re far away.

Here’s to fishing poles by the pond, family gathered close, and the countless memories waiting to be made on these five acres.🎣

“How’s the market?”

It’s probably the question I’m asked most often right now.

And lately, it’s usually followed by another one:

“What if we have another crash like 2008?”

It’s a fair question.

The reality is that today’s housing market looks very different than the one that led to the Great Financial Crisis.

Back then, home prices were accelerating rapidly leading up to the crash. Today, appreciation has actually been slowing for several years. Nationally, home values increased nearly 19% in 2021, but by 2025 appreciation had cooled to just 1.3%.

That’s not what a housing bubble looks like.

And here in Ohio, even during the worst of the 2008 downturn, many of our markets held up far better than places like Las Vegas, Phoenix, and parts of Florida. Cleveland saw values decline about 16.4% from peak to bottom. Painful? Absolutely. But nowhere near the 50%+ losses some markets experienced.

So what if that same 16.4% decline happened today?

Yes, buyers could potentially purchase at a lower price point. But what often gets left out of that conversation is what it would take to get there: widespread job losses, economic uncertainty, and a significant financial downturn.

Waiting for a crash isn’t really a strategy.

Here’s what many people also forget about 2008: housing wasn’t the cause. The economy was.

The crash was fueled by risky lending practices, bad mortgage products, and buyers qualifying for loans they couldn’t afford. Those conditions simply aren’t present today.

In fact, mortgage distress remains relatively low, homeowner equity is near record highs, and inventory is still well below what we’d typically need to see for a major price correction.

Could the market shift? Of course. Real estate is always changing.

But when I look at the data, I don’t see evidence of a 2008-style collapse in Northeast Ohio.

What I do see are buyers who continue building equity while others sit on the sidelines waiting for a market that may never arrive.

Some dreams don’t just come with a house… they come with land to roam, dirt roads to ride, and little boys growing up making memories under wide open skies. 🌾❤️

So happy for Kolin and Breanna and their twin boys, Kaden and Lucas, as they spend their first Memorial Day weekend at their beautiful new farm.

There are big dreams ahead for this property, from planting their first garden to one day turning one of the barns into a farm market, a vision I’m so excited to watch come to life. 😊
