Here in the Cedar Valley, appraisals and inspections often get lumped together — but they serve two very different purposes.
An appraisal protects the lender. It confirms the home is worth what's being borrowed against it, based on recent comparable sales in the area.
An inspection protects you, the buyer — it looks at the condition of the systems and structure, not the market value.
That's why a home can pass inspection with flying colors and still come back from appraisal lower than the agreed price — or vice versa. They're simply answering different questions.
Knowing which report answers which question helps you react calmly if one comes back different than expected.
