MY TAKE: The "wait for lower rates" strategy just got harder to defend β BofA is now saying no Fed cuts until 2027, and there's even a 37% chance of a hike. Meanwhile Chicago prices are up nearly 8% in a year with inventory at crisis-low levels. Buyers waiting on the sidelines are losing twice: rising prices AND no rate relief. The play right now is to buy what you can afford and refinance later if rates ever cooperate.

Chicago's inventory is down 28.8% year-over-year β only 2,981 homes available in the city right now. Yet the median price jumped to $409,200, up 7.7%.
