Spring is upon us!
Have you begun your spring home maintenance? Follow these tips to keep your home functioning at its best!

-Changing the humidifier setting from Winter to Summer will help your home maintain the proper humidity settings which is important for the health and comfort of your home!
-Inspect the air conditioning unit, this includes checking the fan condenser for debris, removing the cover(if applicable), testing the unit for functionality, and listening for any unusual noises coming from the unit.
-Test/Change the batteries in all your smoke detectors and carbon monoxide detector.
-Clean and secure all gutters and downspouts.
-As seasons change, minor adjustments to door catches may be needed to create a tighter seal between your door and weather-stripping.
-Inspect the roof materials and roof flashings for any damage.

Homebuilders are still feeling cautious, but they’re starting to see signs of improvement ahead. Confidence in the market remains low, meaning builders think conditions are tough right now, but more of them expect sales to pick up in early 2026 as interest rates come down, making it cheaper to build homes and easier for buyers to afford them.

In 2026, the housing market should be steadier but still slow. Mortgage rates are expected to average 6.3%, home prices may rise about 2.2%, and existing-home sales could increase 1.7%. Inventory is also expected to grow about 9%, creating a more balanced market. Buyers may gain a bit more negotiating power, and affordability should improve as incomes outpace inflation. Renters, especially in the South and West, may also see lower rents.

First-time buyers should benefit from slightly better affordability and more homes for sale, though the market will remain competitive.
