The Florida House just approved raising the homestead exemption from $50,000 to $250,000.

That’s a fundamental shift in what it costs to own a primary residence here.

Stack that on top of zero state income tax and Florida isn’t just a lifestyle decision anymore. It’s the most financially strategic place to own a home in the country.

If you’re in central Boca or Delray and thinking about upgrading into Royal Palm Polo, The Oaks, Boca Bridges, or Colonnade, the cost of ownership home just got a lot more attractive. Real, recurring annual savings. Not a one-time incentive.

This still has to pass a Florida voter referendum this November and needs 60% approval. But think about what happens to demand and prices in Palm Beach County when the rest of the country figures out you can own here with zero income tax and a $250,000 exemption. This market does not get less competitive when that news spreads.

Relocating from out of state? There’s a five year phase-in before new residents get the full exemption. Buyers already here before December 31, 2026 get it from day one.

Florida is becoming a destination state for a reason and Palm Beach County is at the center of it.
