Ten things worth putting on your Boca Raton calendar this September.

September is the quietest month of the year down here, and locals know that is the whole point. No lines, no season traffic, no waiting an hour for a table on Atlantic Avenue.

Restaurant Month runs all month across Downtown Delray, with prix fixe menus at more than 50 restaurants, from Elisabetta’s near the beach to Rose’s Daughter in Pineapple Grove.

The Boca Raton Museum of Art in Mizner Park has five exhibitions on view right now, including Modernisms from the Manes Collection through October 11.

The Delray Craft Festival takes over NE 4th Avenue on the 26th and 27th, and El Rio Trail is open daily if you would rather move than shop.

If you have never run the Intracoastal from Boca up to Veterans Park and walked to dinner on Atlantic, do it this month, before season starts and the waterway fills up.

Here is the real estate read on all of it. There are 507 single family homes on the market in Boca right now, and the buyers touring them in September are competing against far fewer people than the ones who wait until January.

Four September dates I would actually put in my calendar.

September 9, the Life’s a Beach exhibit opens at the Schmidt Boca Raton History Museum on North Federal Highway. Vintage swimwear, photomurals, and the story of the old Cabana Club and the Palmetto Park oceanfront. Twelve dollars, and it runs through February.

September 17, the Sunset

The kitchen is fixable. The commute is not.

Everything inside a house can be changed. Layout, finishes, the bathroom you hate, all of it is a line item.

What you can never change is what’s outside the front door.

So when someone asks me where to buy something they’ll have to work on, I don’t start with the house.

I start with the three Boca Raton neighborhoods where the land is worth the work.

+ Lake Floresta Park. Deep lots, mature trees, and you can walk to Koffee & Toast and Sanborn Square Park. The homes here are dated. The location never will be.

+ Camino Gardens. Minutes to Mizner Park, and the mid-century canal homes on these streets are worth restoring instead of replacing.

+ Boca Villas. Bigger lots near Lake Wyman Park and the Intracoastal, which is why the teardowns here move before they ever hit the market.

If you’re moving to Boca Raton, FL and open to buying something that needs work, this is where I’d have you looking.

Same goes for Delray Beach and the rest of Palm Beach County.

First up, Lake Floresta Park.

This is East Boca, right next to the Old Floresta Historic District, with deep, tree-shaded lots and no HOA telling you what to do with them.

Close enough to downtown that Saturday can start with coffee at Koffee & Toast and a walk through Sanborn Square Park, no car required.

Dinner lands at TwentyTwenty Grille in Royal Palm Place, the kind of spot locals don’t post about but always end up at.

Most of the housing stock here is original 1960s and 70s construction. Dated, but the lot is what you’re paying for, and downtown Boca can’t make more of it.

Second, Camino Gardens.
