Great listing. Beautiful photos. Not a single word about what it costs to actually own it.
We see this every day. A buyer falls in love with a mountain property in North Georgia, closes on it, and spends the first year getting acquainted with things nobody mentioned in the listing description.
So here's what we tell every buyer before they make an offer.
The road. If it's a private road, there's a maintenance cost split between however many owners share it. Gravel, grading, drainage, storm cleanup. Get the road maintenance agreement before you get emotionally attached to the property.
The water. "Well water" in a listing could mean a drilled well with documented flow rate and a backup pump — or an undocumented spring with no storage tank. They are not the same thing. Ask for flow rate documentation, well depth, and the last water test.
The septic. Mountain properties run on septic systems. Age, capacity, last inspection, and whether it's sized correctly for short-term rental use if that's your plan. A septic inspection before closing is non-negotiable. A failing system after closing is very expensive.
The propane. No gas line out here. Heating a large cabin through a North Georgia winter costs more than most buyers budget for. Get a propane estimate before you close, not after.
The weather. A mountain property in January is a different property than it was in October when you fell in love with it. Ice on a steep driveway. Power outages. A creek running hard against your property line in March. Worth knowing before you own it.
The wildlife. You moved to their neighborhood. Bears, deer, raccoons, they come with the territory. So does the maintenance that comes with sharing a mountain with them.
None of this should scare you away from buying. It should just make you a better buyer. The people who love their mountain properties five years in are the ones who went in with the full picture.
That's the conversation we have with every single client before they make an offer.

Most people don't think about this when they're buying a cabin in North Georgia — but they should.
The short-term rental market out here doesn't perform because of the properties. It performs because of the towns.
Blue Ridge has a waitlist at its restaurants on a random Thursday in October. Ellijay is one of the most searched fall destinations in the entire Southeast, festivals, apple orchards, cideries, and trails that draw crowds every single weekend from September through November. Blairsville and Towns County have Vogel State Park, Brasstown Bald, Lake Nottely, and Blood Mountain sitting in their backyard. These aren't hidden gems anymore. They're established, actively marketed destinations that have been compounding word of mouth for decades.
What that means for a buyer is simple: the demand already exists. The tourism boards are active. The visitors are coming whether you own a cabin here or not. Your job as an STR owner is just to put a well-located, well-presented property in front of people who are already looking.
That's a fundamentally different investment than trying to build demand from scratch in an unproven market.

Six things buyers check before they ever contact a seller in North Georgia. Number three surprises most people.
Where does the water come from? Public water, drilled well, spring, shared well, cistern — buyers want documentation before they get emotionally attached to a property.
What's the road access situation? Deeded driveway? Shared private road? Who maintains it? Can it handle a moving truck? This question alone has killed more deals than most sellers realize.
Are there easements? This is the one that catches people off guard. Shared driveways, utility corridors, neighbor access rights, conservation easements — they're everywhere in mountain real estate and they surface at the worst possible moment if you're not prepared for them.
Can it be short-term rented? A huge portion of North Georgia buyers are running Airbnb numbers before they run anything else. If your property can answer this question with real data, it moves to the top of their list immediately.
What has comparable property actually sold for? Serious buyers research comp history before they call. If your pricing isn't anchored to accurate comps, they'll know it before they walk through the door.
What is the land actually usable for? Acreage looks great on a listing. Buyers want to know where the septic goes, whether a perc test has been done, what the setbacks are, and what's actually buildable.
Most sellers find out their listing couldn't answer these questions after a deal falls through.

$992,034,305 in real estate has closed in Fannin, Gilmer, Towns, and Union counties since January 1st.
That number tells you the demand is real. But it doesn't tell you the whole story.
River front property is selling at 127% of asking price, buyers are competing hard for true waterfront in North Georgia because there simply isn't much of it.
Homes are averaging 90 days on market, which means buyers have room to breathe and sellers need to be priced right from day one. Vacant lots are trading at 89% of list, which means if you know how to evaluate land out here, easements, water sources, access rights, topography, there is genuine opportunity sitting on the market right now.
This isn't a market you can read from a headline. Every hollow, every ridge, every river frontage has its own story and its own value, and the difference between a great decision and an expensive one usually comes down to how well you understand the details before you commit.
