I've seen several threads on inspector forums and inspector groups here on FB about "walk and talk" inspections or "walk through" inspections and that some national chain agencies are instructing agents to request this type of inspection. I just wanted to get it out there that these type of inspections ARE NOT allowed by TREC. A licensed inspector must do the inspection following the TREC SOP and report using the TREC 7-5 report (7-6 stating Feb 1).
