Welcome to the January 2026 issue of Port Unity's Investor Insights. This quarter, we're featuring Port Unityโs strategic purchase of a 10-unit building in Palmer, Massachusetts this past summer.
๐๐ฎ๐ฒ๐ข๐ง๐ ๐ ๐๐-๐ฎ๐ง๐ข๐ญ ๐๐ฎ๐ข๐ฅ๐๐ข๐ง๐ ๐๐จ๐ซ ๐ง๐จ ๐ฆ๐จ๐ง๐๐ฒ ๐ข๐ง!
In June 2025, we acquired a 10-unit building in Palmer, MA for a mere $415,000, well below market. Because of the low purchase price, and the fact that many of our Investors were interested in investing as short-term debt at 12%, we decided to go Bridge debt to cover the Purchase and the Capex the property needed. This allowed Port Unity to become owners with no money in.
The Business Plan includes giving the building a whole new makeover with new siding and paint on the exterior, and new paint in the common-area interior. At the same time, we are working with tenants to increase the rents from a $6,700 Rent Roll at Purchase to a $11,200 Rent Roll by the Refinance.
With the Capex complete, and the rent increases near completion, we are initiating a Refinance into stable debt. We anticipate the building to appraise at $950,000 which will be an impressive increase in value of $535,000. All in less than a year! Not only will that give us the funds needed to pay off the Bridge debt, but also put ample Reserves in place and give Port Unity a nice cushion for our efforts. Plus weโll have a stabilized, cash flowing asset in our portfolio.
Lastly, we want to acknowledge and thank our Investors for putting their trust in us. It was encouraging to see how many of them were interested in a short-term debt opportunity versus as a long-term Limited Partner for equity. This would not have been possible without them!

๐จ๐๐ฎ๐ฌ: In both Springfield and Holyoke, we've seen a surge in rental rates, up 5% and 7% respectively (GlobeSt, 2026).

โข ๐๐ง๐ญ๐๐ซ๐๐ฌ๐ญ ๐๐๐ญ๐๐ฌ: The Federal Home Loan Bank of Boston reports a moderate increase in interest rates, currently at 2.3% (FHLB, 2026).
โข ๐๐ง๐๐ฅ๐๐ญ๐ข๐จ๐ง: Inflation is holding steady at 2.1%, a favorable environment for real estate investment (FRED, 2026).
โข ๐๐ฆ๐ฉ๐ฅ๐จ๐ฒ๐ฆ๐๐ง๐ญ & ๐๐๐: With national unemployment at an all-time low (5.2%), and the GDP growth rate at 2.8%, economic conditions remain supportive of the real estate market (Census, 2026).

โข ๐๐๐ฑ ๐๐ฉ๐๐๐ญ๐๐ฌ: The IRS has updated Section 179, allowing for higher deductions on property improvements. This could potentially increase ROI for investors (IRS, 2026).

A city with a rich heritage and promising future, Springfield offers numerous opportunities for multi-family real estate investment. Despite some challenges with aging infrastructure, the city's strategic location, robust development activity, and supportive legislative environment make it ripe for investment (NAR, 2026).

Our team is always looking for value-add multifamily opportunities both in MA and in other parts of the US. Tampa is a market that we have previously invested in but paused our acquisitions due to concerns of higher expenses, declining rents, and high asking prices.

Do you think that one washer and one dryer, for every 22 units, is sufficient in a multifamily building?
If we move forward with this 45 unit multifamily asset, the laundry rooms would need to be updated to accommodate multiple tenants washing clothes at the same time. We do not want tenants getting aggravated waiting for an open machine or having to drive off property to do their laundry.

Springfield, MA, took the top spot for the fifth month in a row in September.
The entire top 20 hottest markets list included only Northeast (13) and Midwest (7) markets, continuing a two-year trend of regional dominance.
