Central Oregon real estate update ✨
Bend saw a fall in prices in the month of November and a slight decrease in inventory although remaining fairly steady.
Redmond has been staying very consistent with little change to the median sales price but a SMALL inventory of 1.5 months, whew!
We can’t wait to see what’s about to happen in 2026!

Here are the first five things most buyers notice immediately when they walk into (or pull up to) a home:
1. Curb Appeal
Before they even step inside, they notice the exterior: landscaping, paint, driveway, roof condition, and overall vibe. This sets their expectations for everything else.
2. Smell
Buyers pick up on scent within seconds. Clean, neutral scents feel inviting; strong odors (pets, smoke, mildew, heavy air fresheners) can be instant turn-offs.
3. Natural Light
As soon as they enter, buyers instinctively look for light: brightness, window size, and how open the space feels. Light = positive emotions.
4. Layout & Flow
Buyers quickly sense whether the home feels open, cramped, functional, or awkward. Even before they see every room, the first impression of flow matters.
5. Cleanliness & Condition
They notice things like clutter, dirty floors, scuffed walls, worn carpet, and overall maintenance. A well-kept home signals it’s been cared for.

-Participate in the Downtown Bend Raffle
On Small Business Saturday, the Downtown Bend Business Association (DBBA) runs a receipt-based raffle. You can bring receipts from downtown purchases to their tent and enter to win prizes.
-Use Downtown Dollars
Many of these businesses accept “Downtown Dollars” — a way to support small businesses that also helps circulation of money locally.
-Plan Your Route
Since many small businesses are clustered in downtown Bend, walking lets you hit multiple spots. Use a map (e.g. downtown business association’s site) to optimize your trip.

We saw an uptick in price in Bend but also a higher days on market.

Didn’t we all learn early on “location, location, location”? It’s the one thing you can’t change and often times a non-negotiable.
But, sometimes that extra 15 minutes makes a world of difference. It isn’t always plausible to give up a bedroom, sq footage or go over budget. Sometimes, it makes more sense to move into that community that you haven’t fully explored yet. You might even be happier.
You read that right. If it’s not a HECK YES, it’s a no. And sometimes you need someone who’s going to tell it to you straight. And sometimes that means telling you not to buy the house.
