Seller Concessions Reach a New US Peak
With over two decades of guiding buyers and sellers through our local market, Iāve seen the landscape shift in some remarkable ways. Recently, sellers have been offering concessions in about 45% of U.S. home sales during the rolling 3-month period ending mid-Q3āthe highest level recorded for this time since at least 2020. Thatās up from roughly 43% a year before, reflecting how buyers are gaining more ground as more homes come to market and competition eases. These concessionsāwhether itās assistance with repairs, closing costs, or mortgage-rate buydownsāprovide buyers additional opportunities to lower their total purchase costs, well beyond price cuts alone. More sellers are now negotiating through closing-cost credits and rate buydowns rather than just trimming prices, creating flexible deal options for buyers. About 16% of homes sold in mid-Q3 combined both a price reduction and a concession, further helping buyers with entry costs.
