How is the market?
The Bend real estate market is showing typical seasonal behavior. Inventory continues to tighten, with just a 2.5-month supply of homes, down steadily from about 5 months of supply in June. Homes that are selling are taking an average of 53 days to go pending, and despite fewer listings, activity remains steady. In December, 126 homes sold, compared to 105 homes sold during the same month last year.

For Buyers:
Fewer homes on the market means choices can feel limited, but well-priced homes are still coming available. Being prepared and acting decisively when the right opportunity shows up is especially important in a lower-inventory environment.

For Sellers:
With inventory tightening, well-positioned homes are continuing to attract interest—even during the quieter winter months. Pricing and presentation matter more than ever, but sellers are benefiting from less competition than earlier in the year. Please reach out with any of your real estate related questions!

Maybe it was the beautiful summer weather… we had 180 homes closed in September, the highest monthly total since the fall of 2022! Inventory is holding steady with around four months of supply.

We are still seeing price reductions across the board, averaging -7.5%, and homes are selling for about 99% of their current list price.

So what does this mean for you?

For buyers, slightly lower prices and motivated sellers are creating opportunities we haven’t seen in a while.

For sellers, preparation and pricing remain key. Homes that show well and are positioned correctly in their price bracket are still moving quickly!
