March retail sales came in strong, but the headline doesn’t tell the full story.
Higher gas prices helped lift overall retail numbers, even as consumer spending remains more selective underneath the surface.
Not all retail categories are moving in the same direction right now.
For anyone watching or investing in retail, the details matter more than the headline.

New Property Management Assignment | Cedar Park, TX
CIP is pleased to announce a new property management assignment at North Bell Station, a 20,400 SF office property at 600 N Bell Blvd in Cedar Park.
In today’s office environment, active management is no longer optional. It’s the difference between holding value and losing it.
This assignment reflects our focus on protecting asset performance, supporting tenants, and aligning day-to-day ex*****on with long-term ownership goals.
Our approach is straightforward:
• Proactive oversight with disciplined cost control
• Clear, consistent communication with ownership
• Tenant retention backed by leasing support
• Positioning driven by current market realities
As the office market continues to reset, well-managed assets will separate quickly.
If you’re evaluating your management strategy or preparing for a lease-up, refinance, or disposition, we’re always open to a conversation.

The latest CoStar report shows a new divide in the economy, not just between income levels, but between generations.
Younger consumers (18–34) are becoming more pessimistic about the future, weighed down by inflation, student debt, and slower job growth. Older households, meanwhile, are holding steady.
This generational split is already showing up in retail spending and development patterns across Texas.
We’re helping clients adapt from value-driven concepts to experience-based retail. Because in today’s market, knowing who’s still spending is everything.

The Fed still hasn’t cut rates in 2025 and commercial real estate doesn’t care.
As highlights, the market’s done waiting.
After nearly three years on the sidelines, investors are back in the game:
- Billion-dollar portfolio trades closing
- Institutional capital re-engaging
- Deal volume up 25% year-over-year
The consensus? We’ve may have officially hit a new normal.
When uncertainty fades, even without “perfect” rates, deals get done. Buyers and sellers are finally meeting in the middle, sentiment is turning positive, and capital is flowing again.
For investors and owners: If the numbers work, move. The “ideal” rate might never come… and waiting could cost you the deal.

Commercial Real Estate Investors Are Done Waiting For A Rate Cut Investor purchases jumped 25% in the U.S. in the second quarter, signaling a return of buyers' appetites.
ICSC 2025 Takeaway: Retail Isn’t Just Resilient—It’s Relentless.
Despite economic headwinds, 25,000+ retail pros packed ICSC Las Vegas showing that cautious optimism is fueling bold moves and deals are still happening.
✅ Grocers, fashion, and fitness brands are aggressively expanding.
👀 Landlords are nearly out of space.
💸 Investment is shifting toward retail as office/multifamily cools.
🗣️ Strategic is the new buzzword and retailers are picking sites with precision through big data.
The macro noise (tariffs, rates, recession whispers) isn’t necessarily slowing things down, despite some retail headlines. This market is all about bold moves, new development talks, and long-term thinking.
Deals are happening. Pipelines are growing (but need more deals to close) and retailers are asking landlords to build just to keep up with demand.
The smart money’s watching retail. It’s adapting, expanding, and teeming with opportunity.
👉 Curious how this plays out in our market? Let’s talk.

Manufacturers Are Making Moves And Austin Is Open for Business
Texas has seen a 5X surge in corporate relocations since 2021, with Austin standing out as a prime destination for manufacturers looking for a pro-business climate, central logistics, and access to top-tier talent.
For manufacturing firms, relocating isn’t just about finding space; it’s about strategic placement near supply chains, workforce hubs, and infrastructure that supports growth.
At CIP, we help manufacturing companies:
✅ Identify industrial/flex properties that align with operational needs
✅ Navigate zoning, utilities, and permitting processes
✅ Access off-market opportunities and incentive packages
✅ Streamline the move from planning to production
