Barton Hills might be one of the most special neighborhoods in all of Austin. 🌿
It sits right on the edge of the Barton Creek Greenbelt, which means trails, swimming holes, and nature are literally steps from your front door. And yet you are minutes from South Congress, Zilker Park, Barton Springs Pool, and downtown.

We toured this one and had to share it. Roma Homes does thoughtful design really well and Unit 1 on Garwood is a great example of that.
10 foot ceilings, an open main level that actually flows, a reading nook upstairs, a dedicated workspace, and a primary suite tucked away for real privacy. The side yard and private driveway are what really set it apart though. Outdoor space and separation like that is genuinely hard to find in East Austin.
Beautiful mature tree lined street, steps from Flitch Coffee, Kinda Tropical, the hike and bike trail, and HEB on 7th.

Austin is officially one of the top 10 buyer’s markets in the country and the data is hard to ignore. 🏡
Here is what the numbers look like right now:
📉 Home prices are down ~6% year over year
📉 Down nearly 25% from the 2022 peak
🏷️ Metro median sits around $412,000
⚖️ More than twice as many sellers as buyers
✅ 82% of homes sold below asking price last month
That is real negotiating power.
Yes, rates are still higher than we would all like. But here is the thing. You can always refinance later when rates drop. And in a market like this, sellers are often willing to buy down your rate or cover closing costs, which changes the math significantly. If you have cash available, there are strategies worth exploring there too.
The market is in your favor right now. The question is whether you are ready to use it.
