SEPTEMBER AUSTIN REAL ESTATE MARKET UPDATE 🏡

As we move into fall, Austin is looking very different from the extremely competitive market we experienced a few years ago. Buyers have more room to be selective, and sellers are having to pay closer attention to pricing, condition, and how their home compares with the competition.

According to the August 2026 Central Texas Housing Report from Unlock MLS, 844 homes sold within the City of Austin during August. The median sales price was $560,000, down 4.3% from August 2025. There were 4,554 active listings, and Austin had 4.6 months of housing inventory.

Another number that stands out is the average close to list price, which came in at 93.3%. That does not mean every home is selling for nearly 7% below asking price, but it does show that buyers are negotiating and sellers need to be realistic about current market conditions.

There is still activity. Austin recorded more than 800 sales in August, and the broader Austin, Round Rock, San Marcos area had 2,501 sales and 2,623 pending transactions. Pending sales across the metro were actually up 1.5% compared with last year.

For buyers, this market can mean more time to compare homes, negotiate terms, and make a thoughtful decision instead of feeling pressured to act immediately.

For sellers, the strategy has changed. Buyers have options, so a home needs to be priced correctly and presented well from the beginning. Location, condition, updates, and the competition in your specific neighborhood all matter.

Austin is not one single market, and conditions can look very different from one neighborhood and price range to another. If you are considering buying or selling this fall, I would be happy to take a closer look at the numbers for your specific part of Austin.
