The Biden-Harris Administration announced new actions to address the U.S.'s affordable housing shortage and reduce climate pollution by converting high-vacancy commercial properties into residential housing. This initiative includes new financing, technical assistance, and the sale of federal properties. These steps are part of the White House Housing Supply Action Plan and the Administrationβs efforts to tackle the climate crisis and lower energy costs.
Key actions include:
Investment and Property Repurposing:
The Department of Transportation (DOT) is providing guidance on using over $35 billion in lending capacity for transit-oriented development projects. This includes financing housing development near transportation.
DOT's new policy facilitates transit agencies to repurpose properties for affordable housing projects, allowing property transfers at no cost for such developments.

Sentry Capital Group was officially established in 2022 to provide time-sensitive, bridge financing to real estate investors and entrepreneurs to fund the purchase of non-owner occupied residential and commercial properties, provide bridge loans, real estate-backed lines of credit, transactional funding, and provide small business funding. As former real estate investors we saw a need for a better way for real estate investors to get access to the capital they need. Formed during the downturn after COVID, Sentry Capital has benefited from a turbulent housing market in which many real estate investors see great opportunity. A lack of liquidity in the credit markets and increased regulation of the banking industry has restricted conventional financing as an option for investors in fast-moving and competitive real estate markets. With a goal of being a major player in the private lender space across the US, Sentry Capital wants to fill this void.
As a direct, private lender and hard money broker, Sentry Capital takes a common sense approach to underwriting deals and pairs each deal with the correct product and capital partner.
