WPF Services specializes in real estate transaction management for Realtors across Florida, Georgia, Washington, and Idaho.

We help agents stay organized, compliant, and stress-free. Here at White Pickett Fence Services, our goal is to take all the guesswork out of a real estate transaction. From the client to the agent, to the closing attorney, to the lender. Our sole purpose is to make sure all the I's are dotted and T's crossed to ensure a timely and smooth real estate transaction. Once the contract is executed this is where our team steps in! We complete a summary of all the time sensitive deadlines within the contract and provide this to the client, the co-op agent, the lender and the attorney to ensure everyone is on the same page. After that, we follow up on all the deadlines laid out in the summary to ensure everything is on track! This allows the agent to focus on what they do best, which is selling homes! On average, an agent will spend about 13 hours on any given transaction once it goes under contract. For a flat rate, you can be sure that 13 hours of your time is spent prospecting, showing homes, or even on vacation. Utilizing the time leverage of a transaction coordinator can allow you to take your business to the next level and give you peace of mind knowing all addendums have been shared, all deposits have been completed, all you have to do is collect your commission check. White Pickett Fence Services, LLC helping you deliver the real estate experience your customers expect.

When an agent says, “I just need more time,” they usually don’t mean they need more hours in the day.

They need more time to follow up with leads.
More time to market and grow.
More time to focus on clients.
And maybe an evening without checking their phone every five minutes.

That’s where a great TC makes a difference.

Delegating your transaction management isn’t giving up control, it’s getting support for the things that don’t always require you.

We handle the details so you have more time to sell, grow, and enjoy the business you’ve built.

If you keep saying, “I just need more time,” maybe it’s time to take a few things off your plate. Send us a DM. :-)

The longer a transaction takes, the more important communication becomes.

For buyers, waiting can be one of the hardest parts, especially when they don’t know what’s happening or what comes next.

Sometimes the most valuable update is simply:

“We’re still on track.”
“Here’s what we’re waiting on.”
“Here’s what happens next.”
“There’s nothing you need to worry about right now.”

That kind of communication keeps clients informed, confident, and cared for throughout the transaction.

And it’s one more thing your TC can help keep moving behind the scenes.

While you’re focused on your clients, negotiations, showings, and growing your business, we’re keeping an eye on the details, the deadlines, and the communication that keeps everyone on the same page.

Because your clients shouldn’t have to wonder what’s happening with one of the biggest purchases of their lives.

If keeping up with every follow-up is taking up too much of your time, send us a DM. That’s exactly what we’re here for.

One of the most common things we hear from Realtors is:

“I’d love a TC... I just don’t think I’m there yet.”

But “there” might be closer than you think.

Every transaction comes with hours of emails, paperwork, deadlines, follow-ups, signatures, and all the little details that keep a file moving.

Those are hours you could be spending meeting with clients, following up with leads, building relationships, generating your next deal, or simply getting your evenings back.

A TC doesn’t just take tasks off your plate. We give you back the time and capacity to grow without sacrificing the experience you’re giving your clients.

So instead of asking, “Am I ready for a TC?”

Maybe the better question is:

“What could I do with the time I’d get back?”

If we gave you 10 extra hours this week, how would you spend them?

Jen was out and about in Spokane for Coffee with Closers!

Such a fun morning connecting with local real estate professionals and hearing from Krista & Aaron Farr. We love opportunities to get out from behind the screens, build relationships, and stay connected to the communities and agents we serve.

Thanks to KW Spokane for putting together a great morning!

Most agents assume they’ll know exactly when it’s time to hire a transaction coordinator. Usually, they picture a certain number of closings.

We pay more attention to what your business looks like between those closings.

Are you checking files at night because it’s the first quiet moment you’ve had?

Does every new contract throw off the rest of your week?

Are you the only person who knows what’s still outstanding in every transaction?

Are the things that grow your business constantly being pushed aside so you can keep up with the business you already have?

That’s usually when support starts to make sense.
Not because you can’t handle your transactions.
Because you’ve reached the point where personally handling every detail may no longer be the best use of your time or expertise.

You don’t have to wait until you’re completely overwhelmed to build support into your business.
Sometimes the best time to hire a TC is when things are still working... but you can see that the way you’re working isn’t going to support where you want to go next.

Which one of these signs feels the most familiar?

Basically... your transaction’s second brain.

While you’re focused on showings, negotiations, lead generation, and taking care of your clients, your TC is behind the scenes keeping track of:

The deadlines
The signatures
The follow-ups
The missing documents
The closing details
And that one little thing everyone else forgot about.

Because you shouldn’t have to keep every moving piece of every transaction living in your head.

That’s what we’re here for.

Ready to free up a little brain space? Send us a DM and let’s talk about how WPF can support your next transaction.

A lot of transaction coordination happens in the things no one ever has to ask about.

We’re checking dates.
Reviewing signatures.
Comparing documents.
Watching deadlines.
Checking amendments.
Confirming contact information.
Looking for what might be missing.

Not because someone reminded us, but because that’s the job.

A great TC isn’t just there to respond when something needs attention. We’re proactively reviewing the file, thinking a few steps ahead, following up, and catching the little things before they have a chance to become big things.

The goal? For you to spend less time wondering if everything is handled and more time focused on your clients, negotiations, relationships, and your next deal.

You sell real estate. We’ll think about the details.

Ready to get some of that off your plate? Let’s talk.
