People ask me who’s on my team. It’s a longer list than they expect.

Outside the house: a strong real estate agent, a good accountant, a good attorney, then the architects, engineers and bankers. Inside the house: project foremen running a set of sites each, and an assistant who is the glue so nothing gets missed in the shuffle. Who your first hire should be depends on what you’re doing and how big you’re trying to scale, but early on you’re wearing every one of those hats yourself. The goal is to get out of the day to day and have people who fill in the spaces where the gaps are.

This is what my 12 month program looks like in real life. We find the land, lay out the site plan, and put the whole package together. Three stories, rooftop terraces, 3,500 to 4,000 square feet in East Atlanta.

Budget conscious is fine. A kitchen that doesn’t function is not.

Walking the framed kitchen with the clients. Uppers or all lowers, where the counter sits next to the appliances, taking a whole wall out, and whether a 36 inch fridge fits with 24 inch cabinets and room for a spacer. This is where a $2M house gets decided, before the drywall.
