Mid August signals schools starting up and also July market stats! New home supply since last year is on double digit lows and less than last month. We saw an increase to overall sales and values. It is generally expected near the end of summer as everyone is getting ready for school year and summer to wrap up.

Where are interest rates going to go? There have been speculation that the feds may forgo a rate hike. This is due to the soft landing the economy has made in the potential avoidance of a recession. June stats have been in and excited to share! :: A little behind on sharing, since we are in the first day of August. It will be interesting to see July stats when those come up soon.

We see that the continued decrease of available supply. With the increased interest rate and soft market it hasn’t hampered overall rising sales prices. Only markets that saw lower sales prices was in North Fulton and Sandy Springs.

New stats in for the April real estate market. As you can see we are in the same pattern of low inventory yielding lower than anticipated sales in the metro area Atlanta markets. As an effect of low inventory, we have higher sales prices. Similar to what we saw during the pandemic. While not a full on double digit percent increase over the asking price, but still buyers are paying higher than asking. In the midst of the low spring inventory, it makes it challenging to find the right home for ready buyers. As a buyer, look at playing the long game here. Interest rates are not coming down which is going to keep people in their homes a little longer. With a little patience and with me giving valuable strategic advice, we can work together in this challenging market to achieve your real estate goals!

Affordable housing program announced by Mayor Andre Dickens last week. I had the pleasure of being in attendance during in Adair Park when the Mayor’s announcement in partnership with the Community Foundation of a Greater Atlanta of a $200 million dollar investment toward creating and maintaining. The Atlanta City Council already passed a new affordable housing bond of $100 million. That along with a generous $100 million dollar commitment from the Robert W. Woodruff Foundation and Joseph B. Whitehead Foundation given to the Community Foundation of a Greater Atlanta paves the for creating and sustaining affordable housing for those areas that see higher risk for displacement.⁠
